Location is a 15 walk from the end of princes street plus it has parking . Room
Was nicely decorated and furnished and the bathroom was excellent good location
I was in the annex but that’s actually across the public road which in the morning is busy with commuter traffic . Not an issue for me as there were traffic lights but if less mobile or raining it’s not ideal to have to go outside to get breakfast .my superior room was in the what they call the garden level in Edinburgh elsewhere it’s called a basement . So my view was of a wall

Cleanliness. Breakfast.
I chose The Roseate because I wanted to stay in a five-star boutique hotel with classical architecture. Unfortunately, I must say that the hotel did not live up to my expectations.
While it could perhaps be described as a good four-star boutique hotel, I believe that calling it a five-star hotel is an exaggeration.
The hotel, including the room and bathroom, was clean. The décor and in-room amenities also seemed quite satisfactory at first glance. Breakfast was reasonably good.
However, although the hotel staff appeared attentive to guests, their service fell short in several important respects.
There are steps at the hotel entrance, yet no assistance is offered to guests with their luggage, either upon arrival or departure. On the day I checked out, a staff member clearly saw me carrying a large suitcase and a bag but made no effort to help. As I struggled to carry my luggage down the steps, I fell.
I also specifically requested that the decorative pillows and throw on the bed not be put back when the room was made up. Although the staff noted my request, it was ignored the following day.
Since I had to leave the hotel early in the morning and would therefore miss breakfast, I asked for a sandwich to take away. It took a surprisingly lengthy discussion to arrange something so simple.
After leaving the hotel, I discovered that the Coke I had requested had not been included in the takeaway bag. There was not even a single napkin in the bag.
Overall, while the hotel may have some positive qualities, the level of service and attention to detail falls well short of what one should reasonably expect from a five-star establishment.
