Location. Size. The staff were helpful. Washing machine facilities. Cooking facilities if needed.
The bed wasn't the most comfortable. But okay.

Proximity to the market, and the washer/drying room was fantastic.
Only one key card provided, and was told not to use the stairs.

Wonderful location within easy walk to Ueno train station and Ameyoko shopping district. Helpful and friendly staff, room was a great size for our family of four (2 teenagers). Good kitchen amenities for four-night stay and great bathroom with bathtub and separate washing machine. Bath/shower room doubled as drying room, perfect for washing and drying overnight.
Helpful that after arriving at 0600, we could leave our bags in storage until check in.
Wish check in was earlier than 1600, bit this is the norm for Japan we found, so not really a fault. Couldn't find any faults for our family of four.
