It was a great location. The flat could be lovely, but areas of neglect were dismaying.

The location was great. It was in a nice, but not posh, residential area near Belsize Park and Hampstead Heath. It was convenient to the bus and Tube and great grocery stores and restaurants. There were some nice things about the apartment - lots of light and it can easily sleep five. It had a high chair and travel bassinette for babies. The stove, fridge, clothes washer, and shower were pretty new and worked well. They had games and places to hang your clothes. (Though technically in Camden, it's not really in what you think of as Camden, but that was okay with us.)

We booked about 30 hours before our stay due to a change in plans and got a confirmation from Booking.com. I was surprised to later receive an email that we had to submit an additional confirmation with the local hosting company or our booking could be canceled. The formatting of the second email looked kind of like spam. The link to confirm didn't load the website. I called and emailed at the contacts provided. I didn't get a response until we were almost there. That night, we had trouble locking the windows we'd opened. We emailed and someone got back to us right away. That was good. Later communications were more difficult. There were several problems with the flat. Though overall clean, it was dusty and moldy in spots on the baseboards, moulding, and back of the bathroom door. Some shower edging was peeling off off. The front hall was messy with piles of mail. The back garden, which otherwise would have been lovely, had trash in it, some of which looked like home improvement materials that had been left there. Two panels of the faux wood linoleum flooring in the kitchen that had been cut too short and were not glued down. When we stepped on them, they slid under our feet, nearly causing us to fall a couple of times. The area under a hot water heater was exposed, showing the pipes and wiring. The laundry rack was broken. A rack on the back room hanger system also broken. There were no rubbish bags and not enough toilet paper. The doors on the refrigerator were hung so they opened on the inconvenient side. There were no pods for coffee maker and we couldn't find that type of pod at the nearby store. When I tried to get help for another problem, I had trouble reaching them. They didn't respond to calls or emails and finally responded via WhatsApp (which I couldn't find them on - this could have been my mistake), saying they hadn't responded due to not having my WhatsApp number.

Double booked. Appalling

As I arrived on a Sunday night on an intercontinental flight I was cancelled due to overbooking despite booking this several months ago. No way to get a refund except to rebook another property. Absolutely disgusted. AVOID
