We'd stayed here previously, 2 years before. The guest house is in a fabulous location in the heart of Kemp Town. The room we were in was spacious and stylish looking (though a little tired around the edges). Everything was clean, the bed was comfortable enough for a night or two and it did the job well. There's a kettle with tea and coffee and the TV worked well.
When we last stayed we were greeted by the lovely owner and made to feel very welcome. I'm assuming that the guest house has changed hands since then, as now it's all automated, which is fine and obviously saves money, but is a lot less nice. E.g. when we arrived there was a delivery blocking the entrance. We couldn't get access to the room until we'd made payment through a link (which felt a little dodgy but was fine in the end, just confusing). The shower didn't get that hot and the room was a bit chilly for an October evening (no heating yet). Extra blankets would be nice.

Location was amazing and access was very easy and clear.
The bathroom lacked toiletries and there was only a small amount of toilet roll. The temperature gauge on the shower was broken so you couldn’t turn it down.
