Highend business hotei. Highly motivated staff. Spaceous rooms in upper quality level. Balcony is a nice to have but not reallly needed feature. Complimentary Happy Hour was a great surprise and is a special add on which we did not await. Umena Station is about 12 minutes to walk and can be made partly through undeground shopping arcades if you are able to find the right directon (above ground no problem to find the way). Good start point for the sightseeing tours.
If you want to come and leave by taxi to shin osaka station than each ride is about 2000 yen which is reasonable (takes 8-12 minutes).
Nothing to complain. All in all a perfect stay

It was clean, the people serving us were really nice.
Special mention for the roses and the little present on the bed the day of my birthday which was a really nice attention and made me really happy.
The rooms and the lightning are very dark.
A little annoying having to give them the key of the room every time you head out.

Staffs were super friendly and helpful. Just the way I imagine Japanese people would be. They offered free bar from 7-10pm which we all really enjoyed after the long day sightseeing. Definitely return when I go back to Osaka. Hope they keep this services.
The air conditioning were quite noisy and a bit damp smell but I stayed the hotest summer time in August. I kind of understood where it comes from. Could repair the air conditioner or replace or even clean it properly.
