Great location. The entrance is appealing as you arrive. The bedroom suit was amazing!!!!!
Slightly uncomfortable bed/mattress

We visited for my husbands birthday and really enjoyed our stay at No11.
Our room was so spacious and lovely.
Property was in a very convenient location.
Very easy to get into the centre of Edinburgh but really nice and quiet.
We used the tram a lot but the great news was that it’s up hill into Edinburgh therefore if you walk, it’s always downhill coming back!
Staff were very friendly, helpful and accommodating.
Breakfast was delicious too.

Clean, friendly staff, good location
No hot water for showers
Didn’t feel like a boutique, furniture tired and curtains not fitted to window
