The breakfast was lovely. Could have had as much as you like. Nothing was too much trouble. The location from the town centre was spot on. You could walk 10minutes to the centre but property was on a quiet street. Owner and staff very welcoming and helpful.
Nothing.

Martha was fantastic, most helpful and accommodating in every aspect, the location is perfect for all Leamington Spa activities and locations. The breakfast can not be faulted, would recommend this guest house to anyone.
Pillow, but that's personal choice.

The breakfast was excellent.
A very tiny en-suite which didn't give us any hot water at the basin.
