The location and the decor.
The amount of stairs to navigate with luggage. The listing should advise that stairs up 3 floors is required. Also listing states use of lounge and balcony however we were not shown these, and they were being frequently used for cooking classes so I don’t think the true intention is for use by those renting the bedroom.

Chambre très cocooning et confortable, située dans un bel appartement et dans un quartier très agréable.
Nous n’avons pas pu profiter de la terrasse toujours occupée par du linge à sécher.

It was in a great location, easy to find and the welcome was good.

It is very well located, in an area that is not too busy, close to nice restaurants and bars.
Nice bed, comfortable and large.
Coffee machine, a small (though very noisy) fridge/ mini bar.
It is on the fourth floor without an elevator. So don't bring a heavy bag. The room was clean but basic.
