Location, good directions given and introduction to Lincoln.
Noisy downstairs neighbour

Everything was great.
There was no provision of breakfast - which we were aware of in advance of our stay.
The only improvement would have been the inclusion of breakfast at no additional or a ver modest charge.
Thank you very much.
