The location, right on the beach great view from the balcony. The morning breakfast buffet was incredible. The staff was always accommodating.
The only problem I didn’t like was the air-conditioning despite having a self-control thermostat in the room temperature never change. It was always uncomfortably warm.

Perfect location with great sea views. 2 minutes walk to shops, bars and beach clubs.
Booked a Balcony Executive Premier Double Sea View with Afternoon Tea. Previous hotel booking have ment we got afternoon tea everyday but not at Balcona. We booked 7 nights but were only allowed afternoon tea once. If you booked one night you would get same benefit as someone booking 7 nights. Nowhere did it say you only get afternoon tea once. Only 1 keycard due to hotel policy. If you booked one of the most expensive rooms in the hotel you would expect 2 key cards for a couple. Very awkward txing the Mrs to see if she is in or even awake. Had to wake many times just to get in my own room. The pictures on booking show table and chairs ain’t balcony. When we asked where they was they just provide stools now so they need to upgrade hotel pics. What we found were to boxes which is not acceptable whe. You need a back rest. Credit card not given back to me after check in. When I realised I didn’t have my card 45 minutes later I went to reception to retrieve my card were I was told they did not have it. After further insistence they much have it they miraculously found it amongst keycards and random other cards. When I saw my card they said it wasn’t mine. They realised their mistake and offered us a voucher for 2 half price drinks was laughable maybe saving me £2. We travel on 3 holidays a year every year and this is the worst review I’ve ever given I’d rather not mention the bad aspects. Instead of offering a worthless voucher maybe a free spa for the Mrs would have been more appropriate. Ultimately cost you nothing but repays confidence in your customers. On a postcode the little birthday cake was much appreciated. All reception staff and door staff in general were very friendly.

Balcona Hotel is located in the center of Da Nang, right on the beachfront. It is approximately 6 km from the international airport, about a 15-minute taxi ride away.
We stayed in a room with a balcony overlooking the sea. The room was spacious and clean, with comfortable beds, a mini fridge, a coffee machine, a safe, and reliable Wi-Fi. The balcony was large and offered a beautiful view. Every day, one bottle of water per person was provided.
The breakfasts were very good, with a wide variety of dishes to choose from. The restaurant staff quickly cleared away empty plates and dishes from the tables.
On the 20th floor, there is an Aqua Bar and restaurant offering beautiful views of both the sea and the city. The staff throughout the hotel were very friendly and helpful. .Hotel guests receive a discount on massages. Since the massages were excellent, we used this service several times. The hotel also provides free beach towels.
The beach is sandy and wide, and the sea water is clean. There were no algae or seaweed. The only downside was that some tourists smoked on the beach and buried their cigarette butts in the sand.
There are many restaurants near the hotel offering excellent Vietnamese and international cuisine.
Da Nang and Balcona hotel is a great place to relax and enjoy a holiday.

The frontline staff and housekeeping team were genuinely lovely, polite, and kept our room spotless throughout our 9-night stay.
The view from our room was amazing. And the room itself was a really good size.
The breakfast buffet was fantastic—plentiful, excellent selection and great quality, and the egg and pho station chef was excellent.
Management enforces rigid, undisclosed policies, and the property is starting to show its age:
Misleading Afternoon Tea: We booked the Executive Room with Afternoon Tea, assuming it was included daily for our 9-night stay. After day one, we were told it is only a one-off perk for the entire booking, regardless of stay length. Nowhere in the booking fine print was this stated.
Ironically had I booked nine individual nights of the same room for the same price I would have got nine individual afternoon teas. Just mind-blowingly ridiculous.
Only 1 room key allowed: Despite two adults staying for 9 nights, management strictly refused a second key card. Even offering a cash deposit of over 3,000,000 VND was rejected, claiming two cards to be given to a husband and wife posed a "security threat to the hotel" and claiming that it's hotel policy. But nowhere on their website or on booking.com does it state this anywhere.
Beach towels: Inconsistent availability early in the morning and frequent shortages midday.
Maintenance & overall value: The Balcona is starting to feel tired and a bit run-down.
We went over to the rooftop pool next door (at TMS Hotel) for evening cocktails—their happy hour was much better value, and their lobby and lifts appeared far better maintained.
Despite how hard the wonderful and friendly frontline staff work to keep guests happy, the inflexible policies and declining upkeep mean we would book next door instead next time. I could actually see that the staff themselves seemed frustrated at the policies they had to maintain.
Booking.com did attempt to advocate on our behalf by raising both the single key policy and the misleading afternoon tea inclusion with the hotel owner, but they unfortunately came back stating the owner refused to budge and that there was nothing further they could do.
