Location, 300m to the bus stop to Venice departing after every 15-20 minutes with late departures from Venice and only 1.50 for ticket you can pay via mobile on board. Breakfast: good choice of bakery and sandwiches, good coffee, fruits, yoghurt etc. Room: silent despite of location next to the big road. AC working good, bathroom in normal size.
Room a bit dark, only 1 chair in the balcony but this was not the problem as we were out most of the time.

The WiFi was very strong. The bathroom was nice and clean. The location was good-across the street is a laundromat and 2 blocks away is the bus stop to go to Venice. We were able to park our bicycles in their parking lot but it was outside.
Not many eateries-besides pizza nearby. The breakfast was a little slim. Once they ran out of a particular food-such as paninis or sandwiches, or croissants, they were out, so get there early. Lots of sweet items and not much of the savory.

Very good stay. Nice and helpful staff, clean room, good breakfast and convenient parking.
No restaurants around. Two pizza places only. Excellent pizza though.
