The Space:

JT Luxe Compound is a private one-acre property in Upper Friendly Hills, backing up to mountain views and fenced for privacy. It runs on a large solar array with battery backup, so power and AC stay on through peak summer. Outside are a saltwater pool, a hot tub, a full-size lighted pickleball court, a barrel sauna with a glass viewing dome, a stargazing geodome, a putting green, a cabana with a 75-inch TV and a fire pit, with custom landscape lighting at night. Four bedrooms, three bathrooms and two sofa beds suit large groups. Flip on the court lights for a night match.

-Outdoor Amenities-

The saltwater pool can be heated in winter or chilled in summer, and the hot tub sits alongside. The full-size pickleball court has paddles, balls and overhead LED lights for night play (lights off at 10 PM to protect local dark skies). Look out at the mountains from the barrel sauna's glass viewing dome, or watch the night sky from the stargazing geodome and viewing loungers. There is also a putting green with cups and putters, a yoga yard with mats, a covered dining area with height-adjustable tables, a built-in BBQ, a cabana with a 75-inch TV and a custom concrete fire pit. Custom landscape lighting lights up the property after sunset.



-Living Area-

The living room has two queen sofa beds, a 65-inch smart TV and an electric fireplace. Fast, reliable Wi-Fi supports remote work, streaming and online schooling. A dedicated laundry room has a washer, dryer, iron and ironing board.



-Kitchen and Dining-

The fully outfitted kitchen has a stove, full-size refrigerator, dishwasher, coffee maker and knife block, plus a full set of pots, pans, dishes and glassware. A built-in BBQ and covered dining area are outside.



-Bedrooms and Bathrooms-

JT Luxe Compound has four bedrooms, three bathrooms and new memory foam mattresses. Bedroom 1 has a king bed and an ensuite bathroom. Bedroom 2 has two queen beds and a 65-inch smart TV. Bedrooms 3 and 4 each have a queen bed. The living room has two queen sofa beds. Bathrooms are stocked with towels, shampoo, conditioner, hair dryers and toilet paper.



-Surrounding Area-

JT Luxe Compound is set near the West Entrance to Joshua Tree National Park and local dining, with Pioneertown and Yucca Valley for other days. The low desert cities of Palm Springs, Desert Hot Springs, Rancho Mirage, Palm Desert, Indian Wells, La Quinta and Indio are all within driving range, as are the Coachella and Stagecoach festivals.



Guest Access:

The entire house and property are yours to enjoy! Please note that a few supply closets stay locked to store rental supplies.



Guests have access to the entire property except the storage shed, which is used for property management.



The Neighborhood:

JT Luxe Compound is in Upper Friendly Hills, a sought-after Joshua Tree neighborhood close to the park's West Entrance. Pioneertown and Yucca Valley are a short drive away.



Getting Around:

A personal vehicle is necessary to get around in this area - rideshare apps are not guaranteed.



Other Things to Note:

-Pool Safety-

Children under 18 must have active adult supervision near the pool. No diving and no glass in or around the pool area; plastic cups are provided. Pets must stay out of the pool, as dog hair clogs the filtration system.



-Pool Chilling-

If you prefer a cold plunge in the hotter months, we can chill the pool for you. Please contact us before your stay to discuss details and rates.



-Barrel Sauna-

The sauna has a timer with a delayed start, so you can preheat it. To create steam, use the bucket and ladle to pour water gently over the hot stones. Fill the bucket only from the dedicated hose bib on the side of the house. Never use pool water: its chlorine, salt and chemicals corrode the heating elements, ruin the stones and release harmful vapors. Any use of pool water will result in a cleaning and restoration fee.



-Septic System-

This property has a sensitive septic system. Please flush only toilet paper; trash cans are provided in every bathroom for everything else, including 'flushable' wipes. A $200 repair fee applies to blockages caused by misuse.



-House-Specific Rules-

► Extra overnight guests must be approved before arrival and are billed at $50 per person, per night.

► Please take a quick shower before getting in to wash off lotions and sunscreen. Do not add soap, body wash, bath bombs or oils of any kind, as they ruin the water chemistry and can burn out the heater and pumps. Damage or specialized cleaning caused by misuse will be charged to the reservation.



-Pool Heating Fee-

Should you wish to have the pool heated to 85 degrees, please notify us in advance of your arrival, as there will be a supplemental charge per day for this service due to high fuel costs in this area. If you'd like the pool heated for multiple days, we ask that days be consecutive to conserve energy, thank you! Pool heating is not usually necessary May through September. Please note that we will need at least 24 hours' notice to heat the pool.

During the winter months, please be aware that colder outdoor temperatures may cause the pool to feel cooler than its maintained temperature of 85°F. We kindly ask that you ensure this temperature meets your comfort level before submitting a request, as refunds cannot be issued on this basis.



-Pool and Hot Tub Service-

Professional pool service occurs weekly on Thursdays, approximately between 8am and 2pm. Please note that these times are estimates and may change slightly due to our technician's busy schedule.



-Pet Policy-

We welcome your dogs! There is a $150 per dog per stay fee, limit of 2 dogs maximum. Please note on your reservation how many dogs you are bringing. There is an unauthorized pet fee of $500. Please use the provided dog sheets before allowing your dogs on any furniture. Cats and other pets are not allowed.

-Wildlife & Safety-

The desert landscape is teeming with wildlife and natural beauty, offering a unique connection to nature, but it's important to be mindful of the creatures and plants that call this area home. Guests may encounter a variety of wildlife during their stay, and while direct encounters with dangerous animals like coyotes, snakes, scorpions, bobcats, mountain lions and other desert dwellers are rare, it is important to be aware of your surroundings and to keep a safe distance from these creatures when spotted. Additionally, the desert is dotted with sharp cacti and other spiky plants. For your safety, always supervise children, pets, ESAs, and service animals while outdoors. Dogs should remain on a leash at all times and be watched closely while outdoors, as they can wander into potentially unsafe situations with wildlife or plants. By booking this property, guests acknowledge the potential for wildlife encounters and assume responsibility for their safety and the safety of their group. By respecting the local environment and staying aware, you can fully enjoy the magic of the desert.

For your security, there are four exterior security cameras monitoring the front and back entrances, active 24/7. There are no cameras pointing toward any interior spaces or private areas. Noise decibel monitors are also on the property.



-Cell Service-

Cell phone coverage in the area may be limited or unavailable depending on your carrier. Wi-Fi is available at the property.



-Damage Waiver Policy-

Each reservation requires either a refundable security deposit or a non-refundable damage waiver.
