Magnificent new house located in a small development of 3 houses overlooking Lake Annecy. You will be captivated by its commanding view of the lake and mountains, and will enjoy its immediate access to the Bauges National Park. The 125 m² EDEN LAKE ANNECY villa is tastefully and elegantly decorated. On the first floor you will find: - a beautiful, bright living room with large bay windows opening onto south and east-facing terraces - a dining area - a very well-equipped open-plan kitchen (dishwasher, refrigerator with freezer compartment, electric oven, microwave, induction hob, crockery, etc.) - an utility room with washing machine, dryer and a second refrigerator - a guest toilet. Upstairs you will find 3 beautiful air-conditioned bedrooms, 2 beautiful bathrooms (one with a bathtub and one with a shower) and an air-conditioned office

The exterior garden of approximately 500m2, landscaped by a professional, is magnificent (olive trees, palm trees, lavender, jasmine…). We have provided a 5-seater sofa, 2 sun loungers, a table and chairs, a Weber gas barbecue, and 2 parasols. For your arrival, we will make up the beds and provide 2 towels per person (one large and one small), duvet covers, a duvet, dish towels, and a bath mat. Linen is included in the rental price. Amenities include: Television (YouTube, Prime Video, Disney Plus, Netflix), Wi-Fi (fiber optic network), iron and ironing board, and a baby cot upon request. We also have a maximum of 2 parking spaces for 2 vehicles. There is no parking for more than 2 cars. We do not accept invitations from outside guests; the organization of parties or gatherings is strictly prohibited. The villa is located in the hills above St. Jorioz, a 6-minute drive from the village center and its shops (Super U supermarket, restaurants, pharmacy, bakery, banks, florist) and less than 10 minutes from the lake and the beach. For cyclists, you will have immediate access to the Col de Léchaux road to climb the most beautiful mountain passes in the region: the Col de Léchaux and the Col du Semnoz. You can rent bicycles from the rental shop "Le Conty," located 5 minutes away. For hikers, you have direct access to the hiking trails of the Bauges Regional Natural Park; you can reach the Semnoz mountain on foot from the villa. Upon arrival, you will be greeted by someone who will show you around the villa and conduct a check-in inventory.
