Not clean

Good location, clear instructions on how to enter the property

Bedding was not clean when I arrived, looked and smelt like it had been slept in. Host told me to take bedding off the washing line and use this to remake the bed! Very basic place, mattress was also dirty and uncomfortable, can feel all springs. Had to clean the bathroom before I could use it. I understand I don’t pay for the Ritz but basic cleanliness is not too much to ask!

Stay clear. Avoid at all costs

It wasn’t on fire.. it didn’t leak?! To be fair- staff were amiable and professional. That’s it. Initially my girlfriend and I were attracted by the fact that Zesty Zen had a very good score- 8.3+ if memory serves me correctly and we needed somewhere to stay immediately. Once moved in and after closer inspection (and after £1600 had been paid) we noticed this was based on less than 3 reviews, two of which were from the same person- I think booking.com should look into these reviews as I bet they are fabricated and therefore false advertising… also if there are less than say 30 authenticated reviews, Booking.com should highlight this as we feel completely violated by this transaction and have sought legal advice regarding this clear breach of contract (trade descriptions act etc) give negative reviews and I don’t like to do so but in the interest of the satisfaction, and perhaps even the safety of others, I must provide a legitimate summary of the month spent here.

This may take a while; 1 - to access the building, which is above a takeaway/shop, you have to cross someone’s front patio which is always hazardous as they are mechanics and there is oil, jacks and a group of people at all hours. Then up a poorly lit alleyway to a gate with a code (gate often left open allowing random men to access the house) there are units crammed into outbuildings. We were shown to a small unit on first floor and were surprised to find there’s no kitchen in room, no kitchenette (advert clearly implies “whole apartment is yours and shows photos of a kitchen “ deceptive and misleading- TDAct violation again. Room had no storage whatever, I mean no coat hangers, nothing- no bedside table- nothing. The first time I tried to ise the filthy communal kitchen there was a random guy sat on counter- I assumed he was a neighbour but his demeanour was strange and shifty. I later found out he was a regular client/possible pimp of the poor woman selling herself next door. Also being used as halfway house for youths released from orison- fact. Confoirmed by guests upstairs. There’s a lot more but I think Ive made my point. I can get 4 people to corroborate this and if anyone wants to dispute it, feel free to contact my sister in law who’s legal practice are dealing with this. I feel that my girlfriend was put in Danger and that we paid £1600 for the privilege. I mf you check every other review left by me, you’ll see this is the exception. Also see reviews recently and it’s clear that place is substandard. Also J suspect illegally built/split up as there is inle one wheelie bin for about 10units! I’m sure the council would be interested to hear about this disgusting scam and what happens there. Please advise Booking.com because at this stage a full refund would be an insult. The reason I have delayed is because of ongoing litigation. I look forward to hearing from you. Best Matt John

I did not stay as I felt unsafe

There was faeces left in the toilet, walls were run down, the property is accessed through a dodgy alleyway where I ended up being followed by two masked men who then tried to enter the property. The door that’s accessed through the alleyway is left unlocked, the door to the actual property has no handle. The smoke detector was also found covered or taped up. The property is not secure at all and is unclean as well.
