The GrazieSole farmhouse is a recently renovated 20th-century farmhouse, built in a rustic and distinctive style with original stone walls, exposed brick, and ceilings with wooden beams. It features a 12-meter saltwater pool with a breathtaking view and a sweeping panorama stretching from the Sibillini Mountains to the adjacent hilltop villages.
It is located in the open countryside, one kilometer from the center of the village of Penna S. Giovanni, in a sunny and peaceful setting, surrounded by a garden and expansive green spaces.
Guests have the entire farmhouse at their disposal, with a total of 16 beds. There are 7 bedrooms, 3 kitchen areas with adjoining living rooms, and 4 bathrooms.
The property is also ideal for large groups, whether they wish to share the house together for the entire duration of their stay or prefer to maintain some privacy from other group members, thanks to the availability of three separate and independent living areas.
For breakfast, lunch, and dinner outdoors, guests can use either the panoramic terrace—which can accommodate a 16-seat table shaded by several umbrellas—or the gazebo in the garden, near the pool; both outdoor spaces are equipped with tables and chairs.
To enjoy all meals together in a pleasant setting inside the house, there are two spacious living rooms available for very large groups; in particular, there is a 28-square-meter living room that can comfortably seat 16 people—or even more.
In 2026, the pool will be open from April 20 to October 8.
During your stay, you can use the electric car charging station available at the house; this service is completely free.
