For those of us who don't live in Europe, the 3rd floor is actually 4 floors up and there is no elevator. Not that this should stop you from booking here, you just need to be aware. The lovely woman at the front desk will generously ask if you want help with your bags, but when you see she is in high heels you decline and carry on. Once up at the suite, you appreciate how large it is and how the neighbourhood is blissfully quiet - the bed was very comfortable and we had a great sleep.
This property operates more like a small hotel and we found it a bit less personal than the other places we stayed. They say that they don't offer breakfast, but they do......an Italian breakfast. Coffee, cakes, cereal. And if the weather is nice you eat outside on the gorgeous patio.
If you arrive by car and let them know your car plate number beforehand they will register you so you can drive to the property inside the ZTL and drop off your bags before parking a short way down the road (500 meters or so). The property itself is not that easy to find the first time, and it would have helped to know that during the day they have a bicycle outside the door with flowers in the basket.
The location is very good - it's an easy walk to everything on the island.

Great location in Ortigia. Close to everything but on a quiet street. Staff was very friendly and helpful. Room has a small kitchen and dining area with the bedroom in a separate space.
No elevator. Like a lot of older buildings, there is a slight but noticeable musty odor. Shower is tiny but typical for European bathrooms. No soap provided.

Xenia apartments exceeded expectations. The shared spaces and individual apartment looked even better in person than online. Very comfortable and cozy. Loved out stay and would stay again. Staff were all excellent and did everything to ensure our stay was great.
Nothing at all. Can’t fault it.

Very nice and charming hotel. Well equipped, clean and comfortable rooms.
Our room was on the first floor, just next to the entrance and front gate. The noise coming from the street and the reception was terrible. More flexibility for check out time would be appreciated
