we were more than pleasantly surprised by everything - the hotel feels new and the area it's in is new and cool - though if you are looking to be in the center of the old city of chiang mai it's not there. breakfast was great as well. loved the treats waiting for us in the rooms to try - really overall wonderful experience.
i would and have recommended the hotel and my only complaint was that we booked and paid for 5 and ended up being 4 people and we received no compensation or upgrade or anything - but still it was lovely. Also not having any closet space at all to unpack - for us was okay since we were staying for 3 days only.

The hotel is modern and clean. The breakfast is great and they have a lot of options.
The room layout is weird, you enter and you have a sink and open closet on the right and the shower and toilet on the left next to the bed. The bed was not very comfortable. There is a beer garden across the street that plays loud music even until 1 am. I arrived with some friends after 3 pm to check in and I asked for a late check out and the staff said to me that it was not possible, while to my friends they said that they could have a late check out at 3pm, which after complaining it was given to me. Location is a bit far from the main sites. Price per night was high for the type of hotel that it is.
