Great location next to the theatre and main shopping centre. 15 min walk to Waverly Bridge and a 20 min walk to Dean Village. There is a quirky bookshop open until 9pm 2 doors down which was a lovely surprise. Staff are wonderful, my shower didnt seem very clean so I mentioned it to reception who kindly gave me a free breakfast. The restaurant/grill in the hotel was great and again staff were very pleasant. There are also lots of shops and restaurants nearby.
The shower could have been more cleaner, there was black mould on the shower, I did flag this and they addressed quickly. The rest of the room was clean. The window was overlooking a wall and other rooms so not much natural light.

I booked this hotel because it was near edinburgh playhouse
Our breakfast wasnt great hot food was cold and no one wants cold scrammbled eggs sausage bacon etc was also cold

Was near theatre
One staff member come across rude.
Another started speaking to someone who came in after 2 of us had been waiting.
Only one lift working staff and guests all trying to use the same one.
Empty wine bottle and glasses left outside near our door was there from when we checked in till next day.
Bed not comfy at all.
For the price I would expect sachets of hot chocolate or biscuits or something. Not worth the money and would never stay again.
