The property is close to beach and what seems to be the nice part of town , it was close to great south run which happens every October in Portsmouth and the reason of our stay
The property seemed modern online and for 4 stars and £189 a night( after 15% booking.com discount) I was expecting so much more.
Very disappointing room, odd smell, very small bathroom , you can hear all neighbours, advertised with parking , no parking available when arrived none available on the road as very busy with the event . Breakfast was £17 per person and very poor . The staff and location are the only highlight as very helpful and polite. And the clean bedding.

Very clean and comfortable. Nicely decorated.
Stayed in the top floor, room 6 and kept hitting my head on the eves.

Spacious clean room, breakfast and dinner were very good.
Bar prices not competitive with the pub across the road

It was very clean and nicely decorated, the bedroom was comfortable, the gated parking was excellent and the breakfast was of a good quality
The room had a sign showing how to contact reception but no phone to follow said instructions, the bathroom lacked anywhere to put/hang towels. Many of the staff were just poor and seemed a bit uninterested, they were not rude but had no sense of urgency and seemed to lack training in how to address guests appropriately. An example would be as there wasn’t a phone in our room I walked to reception to ask for an iron and an ironing board to be sent to the room, the lady at reception just looked at me and said “what do you want it now” so I said in the next 10-15 minutes would be good. So 45 minutes later I had to ring reception (on the landline number from my mobile) and ask for it again. The lady who ultimately brought it was apologetic but we stay away a lot at nice hotels and receive much better general service. At breakfast nobody explained to the process to us when seating us so we had to flag down a waitress and ask where the food was as we were seated outside, much of the buffet style food had run out and we had to ask for it to be replenished and it took quite some time to get more out, although the food itself was really nice…
Ultimately for the cost of this place I’d choose to stay elsewhere if I was visiting again
