The room was large and had a nice small kitchenette to cook in. Location is a 5 min drive or 25 min walk from centre of Rotorua. Location is on a busy road but traffic noise didn't worry us.
Spa bath vents could have been cleaned a little more.

Location was good.
Bed was comfortable
Parking was very difficult.
Shower and bathroom walls need cleaning properly.
Kitchen was badly organized making it difficult to use.
The whole place certainly was not as it appeared in advertising photos.
We needed to stay an extra night an were charge a lot more than original two nights.
