• RENTAL AGREEMENT: Tenant Vacation Rental Agreement must be electronically signed to secure your reservation. Please read carefully. This is a legally binding document.
• NO SMOKING: All properties are non-smoking.
• AGE RESTRICTION: Must be at least 25 years old to book a BEACHBALL PROPERTIES vacation rental. A person 25 years or older must be staying at the property for the entire duration of the booking. There will be no refunds issued for anyone booking under false pretenses.
• CHECK-IN: Check-in is at 4PM. Early check-in is not possible, sorry but no exceptions.
• CHECK-OUT: Check-out is at 10AM. Check out after 10AM will be charged an additional day.
• MONTHLY/SNOWBIRD RENTALS: Available from November through February. Call to ask about monthly rates.
• PARKING PASSES: 4 The cost of parking passes is set by each Homeowner's Association and is subject to change at any time without notice. U-hauls, trailers, boats, jet skis, buses, etc. are not allowed on property.
• CANCELLATION POLICY (MODERATE): Cancel at least 30 days before check-in for a 100% refund, 14 to 29 days before check-in for a 50% refund, and less than 14 days before check-in, no refund. Refunds are not issued for late arrivals, early departures, or weather, including hurricanes and named storms. We recommend optional travel insurance.
• WHAT YOU SHOULD BRING: Guests receive a “starter pack” of laundry detergent, dish washing detergent, one trash bag per trash can, and travel-sized shampoo, conditioner, and soap per bathroom. Starter supplies are not intended to last for the duration of your stay. Linens are furnished but please bring your own beach towels.

There are some amazing positives about this property. The location is GREAT! Just down the beach from town. The beach access is great! The master bath was updated and amazing!!! Lots of places for spread out. We had 10 people staying and it was a great fit. The house is clean and serviceable. We enjoyed having the second refrigerator in the laundry room.
The thing that was somewhat surprising was the lack of maintenance to the overall house. I do t think this is a Beach Ball company issue, but an owner issue. Tropical Storm Albert went through while we were there. Windows and back door leaked during the rain.
Other things we noticed were: Some windows are rotting. The dryer is one of the loudest dryers I have ever heard. Paint on the cabinets is flaking or scratching off. The couches had seen better days. One had a broken leg and springs coming out the bottom. We had to tighten a lag bolt on one of the bunk beds.
Mostly, the above things didn't keep us from having a fun trip. I'm sure I paid for location. With that said, it is getting so expensive to rent for a week to have the house have these issues that could be easily fixed.

The location was great, just what we needed. The house was comfortable but it could use some attention to mostly the outside, inside was fine. We enjoyed our stay very much.

Beach was great. The property is quite dated. The bedrooms and bathrooms were good. The Kitchen and Dining Area were quite worn. The furniture in living room area on the main floor was very worn out. The property is for sale when we rented and twice had to make time for people to view the property for sale. This wasn't too bad, but certainly was an inconvenience that the host seemed to feel we should not have had an issue. Still, for the price it was good and everything worked fine.
