The restaurant at the resort across the road was excellent. Parking.

Beautiful setting just outside town, private rooms, wood fireplaces and firewood provided, friendly staff, short bus or drive to downtown.
Pool closed, hot tub boarded up and clearly not in use for a long time, gym equipment old and mostly broken, not much privacy on the lower balconies (screens between units would help)

Location is not bad, a steep 1.5km walk from town. They give you free bus passes and the buses run regularly but are always crowded and sometimes too full to take passengers.
The staff are really friendly.
We stayed in a loft villa. The main bedroom was too small to open your suitcase. The kitchen is tiny, with literally no storage/ pantry space. The couch was grubby and stained, there’s no excuse for that at the price we paid. The facilities are generally run down, there’s a ‘sauna’ but it’s in a scary basement and you’ll never use it. There’s a pool but it’s indoors and awkwardly located next to reception, few people used it.
Banff is lovely but busy, there’s a 100% premium on accomm compared to other sites in Canada so manage your expectations accordingly- Tunnel Mountain Resort was half as good as I thought it would be, for the price.
The same group run Hidden Ridge which is 300m down the same road, it seemed a bit nicer, better maintained and had a really nice outdoor hot tub.
