About this bed and breakfast
Our beautifully remodeled 1 bedroom basement guest suite provides the perfect oasis for relaxation with convenience to Charlottesville. Complete with 2 person barrel sauna, large luxury shower, and wellness supplies, we welcome you to the guest suite of our home. You will have full private access to the patio, sauna, and backyard space. Off street parking is provided with a lighted stone walkway to a private entrance. Just follow the mushroom lights!
We are approx. 3 miles from downtown C'ville, UVA, Monticello, and convenient to many area wineries. Our space also features beautiful prints from our favorite local artist.
LOCATION: We are located in a quiet residential neighborhood on the south side of Charlottesville, 3-5 miles from many area attractions including UVA, Monticello, Michie Tavern, Carter's mountain, downtown Charlottesville, and Jefferson Vineyards. Biscuit Run is adjacent to our neighborhood with access to hiking and mountain biking trails. We are 3 minutes to 5th Street Station which includes Wegmans and the Alamo, a dine-in movie theater. Our neighborhood provides an off-leash dog park and small playground.
OUTDOOR SPACE:
You will have access to our private downstairs patio area in the back of the home that includes a BRAND NEW 2 PERSON CEDAR BARREL SAUNA, propane fire table, 2 Adirondack chairs, an outdoor dining table with space for 4, and string lights for nighttime enjoyment. Please note we have quiet hours from 10pm-7am out of respect for our neighbors. No parties are allowed.
SLEEPING ARRANGEMENT:
One queen memory foam bed in the bedroom. We also provide two luxury comfort-plus queen sleeper sofas made by American Leather in the sitting area and in the living space. The space can comfortably sleep 6.
BATHROOM: Newly built bathroom with LUXURY SHOWER. Shampoo, conditioner, body wash, lotion, towels, and a hair dryer are provided. Robes are also provided for your convenience if you would like to use them for the sauna.
BEDROOM: Contains a Queen sized bed, small dresser, luggage racks, and a smart TV.
SITTING AREA/OFFICE flex space: The entrance room contains a new Comfort-Plus memory foam sleeper sofa. (No bars under the mattress!!). A small dining table can be used for work, dining, or play. A small selection of games and puzzles are provided. Wellness supplies including yoga mat and block, exercise bands, and small weights are also provided for your use.
KITCHEN/LIVING AREA:
New American Leather sectional and electric recliner are provided in the main living space. We have a large smart television with streaming access. If you'd prefer to enjoy a movie "old school", we have a variety of DVDs and a Blu-ray player. The kitchen includes a two burner electric stovetop, Keurig coffee maker with pods, electric kettle with tea, sink, microwave, dishwasher, and combo washer/dryer. Please note that there is not an oven in this space. You will be provided with basic kitchen supplies, pots/pans, dishes, and silverware. We also provide snacks for your enjoyment. If you forgot something, don't hesitate to ask and we will do our best to accommodate!
THE BASICS:
Central heating and air. The thermostat is on the main level of the home so just let us know if you need us to adjust the temperature for you. We also provide a space heater and there are ceiling fans in every room.
Fast fiber internet is provided to keep you connected during your stay.
The entrance to the suite has an electronic keypad lock. A guest specific code will be provided on day of check-in.
PETS:
We do allow dogs, we just ask that you please pick up after them and don't allow them to chew on the furniture. There's a TWO DOG MAXIMUM. Pets must be kept on a leash when outside.

The main water shut off for the home is located in the basement space in the closet of the bedroom. If there is an emergency that requires immediate water shut off, we may need to access that space quickly to avoid damage to the property. We appreciate your cooperation with this.
