The house features 10 rooms, including 7 bedrooms, large living and dining areas, and a practical layout for groups spread across three levels. Bathrooms: 1 full bathroom + 1 additional bathroom (toilet + shower) + 2 guest restrooms.

You’ll have exclusive access to the entire villa, as well as the private forest and lake area (including the dock), for the duration of your stay. There are no shared areas with other guests.

Before your arrival, we’ll send you all check-in details along with complete house and access information, including parking instructions.

We respect your privacy. We are available at any time during your stay via chat or email and usually respond very quickly during the day. For urgent matters, we can arrange local assistance if needed.

Hot tub availability:
The hot tub is generally available from April 1 through October 30. The exact period may vary depending on weather conditions and outdoor temperature. Use is only permitted upon prior request, for an additional fee, and when the outdoor temperature is above +5 °C.

Parties/Events: Only with prior written consent. No “open-invite” parties. Depending on the event format, additional conditions as well as fees/deposits may apply.

Minimum Stay & Peak Dates: High season (April–end of November) requires a minimum of 3 nights.
1-night stays are permitted only with approval and a 50% surcharge.
Holidays: 30% surcharge.
Special rates may apply for peak dates (Christmas/New Year’s Eve/holidays).

Number of Guests: The number of guests booked determines the price and preparations. Additional guests are permitted only with prior approval and subject to a surcharge per guest for the entire stay.

Cameras: Outdoor cameras are permitted only at entrances. No indoor cameras.

Nature & Safety: Please supervise children at the lake/dock. Swimming and water activities are at your own risk.

Services: Private chef, shuttle/driver, and premium car rental available upon request (subject to availability).

Photos & Updates: We are continuously improving the villa. Minor changes to decor or furniture are possible; amenities, sleeping capacity, and the basic floor plan remain as described.

Please treat the villa with care and respect our neighbors and the natural environment. If you notice any damage or issues, please inform us immediately so we can assist you.

1. Celebrations / Events: Only with prior written consent. No “open-invite” parties. For approved events, an additional event fee and/or a security deposit may be required, depending on the format.
2. Quiet Hours: 10:00 PM–8:00 AM (especially outdoors). Please keep the volume down and avoid loud music during these hours.
3. Smoking: Smoking is not permitted inside the house. Please use ashtrays outside and dispose of cigarette butts in the trash can.
4. Guest Information (Required): Before arrival, we require a guest list with the full names (first and last) of all guests. For international guests, we may also request a copy of an ID card or passport, as well as your full residential address, for registration and legal compliance purposes. This information can be submitted via the Airbnb chat.
5. Guests & Visitors: Only the guests listed in the booking are permitted to stay overnight. Additional guests/visitors are allowed only with prior approval and, if applicable, for an additional fee.
6. Pets: Only with prior written approval.
7. BBQ / Kitchen: Please leave the grill/oven completely clean after use. An additional cleaning fee may apply if extensive cleaning is required.
8. No Confetti / Scatter Materials: No confetti, glitter, rice, bottle caps, or similar items in the house or on the property.
9. Dishes: Please load used dishes into the dishwasher.
10. Windows & Lights: Please close the windows and turn off the lights when leaving the villa.
11. Furniture: Furniture may be rearranged as needed, but must be returned to its original place before departure. Please do not take indoor furniture outside.
12. Hot Tub / Lake Safety: No glass near the hot tub or lake. Please take a quick shower before using the hot tub and do not use oils, dyes, or foaming products.
13. Commercial Photography/Filming: Only with prior written consent.
14. Additional Cleaning During Your Stay: Available upon request for an additional fee.
