A new and modern apartment in the center of the village of San Martino della Battaglia, conveniently located near all amenities, nestled in the morainic hills of Lake Garda, surrounded by the region famous for Lugana wine, and just a 5-minute drive from the beautiful Lake Garda.
The apartment was completely renovated in 2026. The apartment, which can accommodate up to 10 people plus one child, consists of a living room and kitchen, 4 double bedrooms (one of which can be converted to two single beds), and 3 bathrooms with spacious showers. The living room also features a comfortable double sofa bed.
The furnishings and appliances are new, modern, and state-of-the-art. Dishwasher, induction cooktop, microwave, cordless vacuum cleaner, Italian espresso machine, smart TV, high-speed Wi-Fi, electric roller shades, and electric gazebo and awning. In the entryway hallway, there is a laundry area equipped with a sink, washing machine, and iron with an ironing board.
Two spacious terraces are at your complete disposal: one facing east, where you can admire the sunrise, complete with an outdoor table and electric grill; and the other facing southwest, featuring a solar shower and a comfort & relaxation area—ideal for aperitifs while enjoying the sun and taking in enchanting sunsets.
During the renovation, special attention was paid to eco-sustainability and minimizing environmental impact for your comfort.
Electricity is supplied by a 7 kW photovoltaic system with storage batteries to provide clean energy even at night or on cloudy days. Domestic hot water is provided by 6 high-efficiency solar thermal panels. The air conditioning is a heat pump powered by the photovoltaic panels.
The water throughout the house is excellent for both drinking and cooking: it comes from a natural well located on a hillside, in the shadow of the San Martino tower, and the home’s water softening system ensures the correct hardness level so you can drink it with complete peace of mind.
