About this house rental
Every Sarasota home in one booking: 21 bedrooms for up to 46 guests, with 17 king beds across the four main homes, a heated saltwater pool, three hot tubs and a game room across three locations. Built for a full club, a multi-team trip or a big family week around Nathan Benderson Park, Premier Sports Campus or Orioles spring training. From the main homes it`s about 8 to 9 miles to Nathan Benderson Park, 2 to 3 to Ed Smith Stadium and 15 to 17 to Premier Sports Campus.

• The bed count: 21 bedrooms, with 17 king beds across the four main homes, plus a king, a queen and a king pull-out at the Siesta Key cottage
• Large, spacious homes; ask about adding platform beds so the whole club can spread out

Safety & Security: Exterior security cameras are situated over driveway and entrance areas only; no interior cameras or surveillance of private backyard zones exist.

Welcome! We want to ensure you have a wonderful stay. To help us maintain a comfortable environment for everyone, we kindly ask that you review and adhere to the following house rules:
Guest Contact:
Please provide a valid, working phone number that is accessible to the host throughout your stay.
Occupancy Limit:
The maximum number of guests is 25. Any additional guests beyond this limit are considered trespassers and will be asked to vacate the property. A $11 charge will apply for each person over the limit.
Access for Complaints:
If you have a complaint about the property (e.g., amenities, cleanliness, maintenance), please report it to us within 10 minutes. If we don`t hear from you 10 minutes after check-in, we assume everything is fine. you authorize the host and/or maintenance staff to enter the property to investigate and resolve the issue. While we will make a reasonable effort to provide notice prior to entry, you acknowledge and agree that, due to scheduling and time constraints, entry may occur without advance notice when necessary to promptly address the concern.
Smoking Policy:
Smoking is not permitted inside or in front of the property. A $1500 cleaning fee will apply for violations. If they leave cigarette butts, you will be fined $150 for each cigarette butt found.
Late Check-Out:
Late check-out without prior approval is subject to a $100 charge 1 hour past the designated time. If check-out exceeds 2 hours past the designated time, a minimum $250 fee will apply, along with potential lost revenue for any subsequent bookings.
House Rule Violations:
Any violation of house rules may result in immediate termination of your stay, without a refund, at the discretion of the host.
Important Note:
If you encounter any issues during your stay, please let us know immediately so we can resolve them promptly. Our goal is to ensure a 5-star experience for you. No refunds will be issued after the fact if we have not been given the opportunity to address the issue directly during your stay.
Review Policy:
Reviews mentioning issues unrelated to the property (e.g., parking or public area experiences) may be subject to removal at the host’s discretion.
TV remotes, Ceiling fan, Amazon fire sticks:
All remotes must be left inside the unit at check-out. Any lost, unreturned, or misplaced remotes will result in a $35 replacement fee, which will be charged to the reservation.
No Parties or Events:
No unauthorized parties or events. A $2,000 fine applies if the no-party rule is violated.

All listed amenities are guaranteed. We refresh our homes regularly and may repair, change or replace furniture and décor at our discretion (e.g., a broken chair or stained couch), so the home may differ from the photos. Changes to furniture or décor are not grounds for a refund.
