Overall, I wouldn't recommend this flat – it's far too noisy! Noise comes from the Tube, the bar downstairs, and
Pros:
1. The kitchen is reasonably well-equipped for simple cooking.
2. Good location – about a 10-minute walk to King’s Cross.
3. Plenty of hot water for showers.
Cons:
1. The host wasn’t entirely honest. Before booking, I asked about noise from the bar downstairs and the soundproofing of the windows and structure. The host said it was very good. But the most frustrating part isn’t the bar music or chatter in the back garden – it’s that the building sits right on top of/near a Tube station. Due to structural issues, you feel the floor vibrating, not just the train noise. Plus, through the wall right next to the bed, you can hear the extremely loud drainage system from the neighbouring bathroom – earplugs simply don’t help. There are also heavy footsteps from upstairs. (The bar is closed on Mondays; open until 11 PM on Tue, Wed & Sun; midnight on Thu; 1 AM on Fri & Sat! The Tube stops running around 11 PM). On the third day, I asked the host if we could cancel the rest of our stay and get a refund, but got no reply.
2. The bed is very small and cramped for two people – the mattress has no edge support, so you’d fall off if you slept near the edge! The pillows were too high, so we didn’t use them.
3. The shower is extremely small – it’s hard to turn around.
4. When the washing machine spins, the whole floor vibrates, and the bathroom door rattles terribly.
5. The kitchen waste pipe leaks badly. Whether we’re washing up or the washing machine is draining, water leaks onto the roof outside. I didn’t even dare to use a strong flow of water.

Great location for early access to Eurostar.
Great location. Clean and comfortable.
Bed a little too soft.

Good flat, fab location, sensible cost
Fab location. There's was an issue with getting check in details, but Lewis (host) resolved this impressively quickly. There was also an issue with the lockbox for the keys, but again Lewis sorted this remarkably quickly.
It would have been nice to find some tea and coffee in the cupboard (that said, there is a small shop just outside the flat which is open to the small hours).

The worst experience for me with a Booking flat
Nothing
Unfortunately, my stay was extremely disappointing, and I would not recommend this property.
I completely understand that London was experiencing a heatwave during my stay, and there was a fan in the apartment. However, a fan was simply not enough as the windows could not realistically be left open because of the considerable noise outside and, above all, the lack of privacy. The apartment was on the first floor and it was very easy for people outside to see inside. Closing the curtains solved the privacy issue but completely prevented any air from circulating. The result was an extremely hot and uncomfortable room, making it very difficult to sleep.
The property was also very noisy, with a busy road and trains passing extremely frequently nearby. The combination of the heat, noise and lack of privacy made the situation particularly difficult.
There were also repeated problems with access to the property. The lockbox did not work properly on several occasions, and I had to contact the cleaner repeatedly in order to get access. Even more seriously, both I and the neighbours upstairs were at one point locked inside the building because the main front door would not open. This was a very serious safety concern.
The apartment itself was not dirty, although not super clean but I had to contact the host repeatedly because of the various problems, which made the whole experience extremely stressful.
Because of all these issues, I left the property and contacted Booking.com twice to request reimbursement for the two nights I did not stay. The two unused nights were eventually credited, and the £100 deposit was returned to me today. Frankly, I am not sure I would have received either the refund or the deposit back if I had not contacted Booking.com myself and followed up more than once.
I therefore genuinely do not understand the positive reviews.

Really nice one bed flat, close to King's Cross. There are lots of bars and restaurants nearby. Easy instructions left by the owner on how to check in. Very comfortable and had everything we needed.
Floors could have been cleaner, but overall, the flat was in good condition.
