About this apartment rental
The apartment is located inside a villa nestled in a 1.5-hectare park, divided into several units, each with its own private, independent entrances and gardens. The pool is shared with another vacation home that accommodates ten people. It is a saltwater pool equipped with lounge chairs and umbrellas, a large gazebo with seating areas for relaxation, and a ping-pong table. The villa also features ample parking on the property and a playground for children.
The apartment is spread over two floors. On the first floor, it features a spacious living room with a fireplace, a dining room, a fully equipped kitchen, a double bedroom, and a bathroom. On the first floor, there is a double bedroom with a large terrace, a twin bedroom, and a full bathroom. The apartment has a private garden with a separate entrance and a dining area equipped with a barbecue.
The villa is 10 km from the Montebello train station, which is connected to downtown Rome by a train service that runs every 30 minutes.
It is 3 km from the nearby town of Sacrofano, which has all the necessary shops (supermarkets, cafes, pharmacies, etc.) as well as traditional restaurants and pizzerias. It is just 15 km from the Vallelunga Raceway.
During guests’ stay, I take care of the common areas, the grounds, and the pool, and I am available either on-site or by phone for any needs.
The villa is situated on a hill and therefore enjoys an extraordinary view of the Roman countryside and Rome. It is close to Rome and well-connected, yet it is in the heart of the countryside in a setting you won’t want to miss.

Heating costs are charged based on usage and must be paid upon departure.
House Rules - The villa is rented on a weekly basis (Saturday to Saturday) during the months of June, July, and August; for other requests, the host will evaluate them on a case-by-case basis. - Regarding pets, please contact the owner (€50.00 for additional cleaning). - Minimum rental age is 25 years. - Guests must follow the recycling guidelines posted in the apartment. Quiet and Tranquility: In accordance with the regulations, guests are asked to maintain quiet and respect the neighbors by avoiding disruptive noise both inside the house and in the garden. The designated quiet hours are: • from 11:00 p.m. to 9:00 a.m. • between 2:00 p.m. and 4:00 p.m. The Pool - The pool is unsupervised - The pool depth is 145 cm - The pool opens at 10:00 a.m. and closes at 8:00 p.m. - Children under 12 must be accompanied by an adult in the pool. - Eating is not permitted in the pool area. IT IS PROHIBITED TO MOVE THE SUN LOUNGERS AND UMBRELLAS ONTO THE LAWN CHECK-IN Arrivals after 8:00 p.m. incur a 35-euro surcharge to be paid upon key pickup. For check-ins after midnight, please check availability with the host. You may not accommodate or bring into the property more people than those specified at the time of booking. Towels are provided for the number of guests specified at the time of booking. The cost of locksmith services will be the guest’s responsibility in the event of lost keys.
