TULIXX ENTIRE WATERFRONT HOME

Welcome to your private waterfront escape in Hollywood, Florida. Clean modern luxury, peaceful canal views and comfortable indoor and outdoor living just minutes from the beach, Hard Rock, Fort Lauderdale Airport, restaurants, shopping and nightlife.
THE ENTIRE PROPERTY
━━━━━━━━━━━━━━━━━━━━━━━━━━
Your reservation includes both the front home and private back suite.
The front is a 2 bedroom, 2 bathroom home with chef’s kitchen, living room, dining area and outdoor seating.
The back suite has its own entrance, outdoor kitchenette, dining area, AC and two TVs.
Both sections are divided by a private laundry and storage room. The middle door can be left open upon request for easier access between the front and back.
Stored items are off limits and most supplies will be secured. The security camera inside this storage room must not be moved, covered or tampered with.
You may also access the back through the side gate and garden walkway.
CHECK IN AND CHECKOUT

Check in: 4 PM
Checkout: 11 AM
Early check in or late checkout is $25 per hour when available.
Check in assistance may not be available after 8 PM.
LAST MINUTE BOOKINGS
━━━━━━━━━━━━━━━━━━━━━━━━━━
Same day or last minute bookings may require 1 to 5 additional hours beyond 4 PM for cleaning, preparation and final inspection.
Entry is provided as soon as the home is guest ready.
GUESTS AND VISITORS
━━━━━━━━━━━━━━━━━━━━━━━━━━
Maximum 6 overnight guests for the entire booking.
Maximum 2 visitors total during the entire stay. The allowance does not reset daily.
Visitors must leave by 11 PM.
Anyone remaining after 11 PM is considered an unauthorized overnight guest and may result in a $70 fee per person or cancellation and immediate removal of everyone, including the booking guest.
CHILDREN
━━━━━━━━━━━━━━━━━━━━━━━━━━
Children are welcome and count toward the total guest maximum.
EVENTS AND GATHERINGS
━━━━━━━━━━━━━━━━━━━━━━━━━━
Any party, event or gathering above the approved guest limit requires owner approval in advance.
Up to 9 people: $250
10 to 20 people: $500
Unauthorized events may result in a $500 fee or cancellation.
PARKING

The 4 main parking spaces are yours.
An owner vehicle may be parked on the far side of the driveway.
TOILET AND SEPTIC
━━━━━━━━━━━━━━━━━━━━━━━━━━
🚨 Do not flush paper towels, wipes or similar items.
They can clog the plumbing and damage the septic system.
SMOKING
━━━━━━━━━━━━━━━━━━━━━━━━━━
No smoking, vaping or weed inside.
Smoking is allowed outside near the front gates only.
Smoking inside: $500 fee.
PETS
━━━━━━━━━━━━━━━━━━━━━━━━━━
No pets permitted.
AIR CONDITIONING

The front home has a new 2025 central AC system. 🥶
Do not set the thermostat below 70°F.
The back suite also has a split AC. If the central air is already keeping the space cold, please avoid using the split system unnecessarily.

Please turn off unnecessary lights when leaving.

I would love to thank you, my entire experience from the initial booking has been nothing but extraordinary, I really appreciate how communicative you have been. The ambiance is felt at the door and flows through the entire home. I loved how ultra modern the home was with still having beach front accents and giving off tulum vibes. I love all the the thought and detail put into the backyard. A very scenic stay. There’s a shopping centers close by which was great and very convenient.
