About this country house rental
Wake to birdsong on a wraparound porch while the horses graze below. River & Roots Ranch is a 4-bedroom, 4-bathroom full-log homestead on 246 private acres along the St. Marys River in Northeast Florida — soaring stone fireplace, gas-range chef`s kitchen, master soaking tub, sleeps 12. Step off the porch: resident horses, a stocked catch-and-release fishing pond with gear, miles of old-growth trails, a fire pit, and 1.2 miles of pristine blackwater river teeming with bass, bream, and wildlife.
You`ll be staying on a working ranch, so please treat the home, the land, and the animals with care and respect.

Checkout before 11:00 AM
Self check-in with smart lock; gated entry with code
During your stay
12 guests maximum
Parking for 3 vehicles — Sand, gravel, then concrete pad
Pets allowed with prior approval ($100 pet fee) — dogs must be leashed near livestock
Quiet hours: 10:00 PM – 7:00 AM
No parties or events without prior approval (we do host weddings and retreats — just ask!)
No smoking inside the home; designated outdoor area available
No hunting on the property without written approval from the ranch manager
Commercial photography by prior arrangement only

Ranch roads are gravel and the county road in is sand — drive slowly. The river road is seasonal; four-wheel drive only when conditions allow, and guests are responsible for any damage to ranch roadways
Do not feed the horses anything other than the feed we provide
Swimming, paddling, and trail use are at your own risk; children must be supervised near the water at all times
Fires only in the designated fire pit, never unattended, fully extinguished before bed
Well water and septic: nothing but toilet paper down the toilets, no food scraps down the disposal
All guests must have a signed guest waiver on file
Before you leave
Strip beds, gather used towels, and start one load of laundry
Put dirty dishes in the dishwasher and start it
Take trash and recycling to the outdoor bins and latch them shut
Make sure the fire pit and grill are cold and out
Turn off all lights, fans, and the TV; set thermostats to 71
Put covers on outdoor furniture and lay umbrellas flat
Lock all exterior doors and close the entry gate behind you
