It's a peaceful residential property and is not a party house; parties, events and all gatherings must respect the residential setting and neighbours.


Accommodation and Bedrooms
The house has 4 well-appointed bedrooms: 3 with king-size beds and one with a double. Two of the bedrooms benefit from their own shower en-suites, and the master bedroom features a smart TV, while the double bedroom also has its own TV. Fans are provided in all bedrooms.

A downstairs sofa bed is available on request, providing additional sleeping accommodation for a 9th guest.

Living Spaces
Two separate reception rooms provide plenty of space to relax and spend time together.

The front lounge features a sofa bed, a chair and a small selection of children's toys and books, making it ideal for families.

The rear lounge offers two sofas, an additional chair and a large smart TV, with Netflix and Amazon Prime available. A selection of books and games are provided.

Upstairs, the spacious family bathroom features both a full-size bath and separate shower.

Kitchen,Dining and Utility Room
The large, fully equipped kitchen-diner is perfect for preparing meals and gathering together. The dining table seats 8, with 3 additional bar stools at the kitchen island.

A separate utility room offers a washing machine, tumble dryer and ironing facilities, making the house particularly convenient for longer stays. A downstairs toilet located in the hallway.

Outdoor Space and Parking
Outside, you'll find a large patio with a table and seating, ideal for enjoying a morning coffee, dining outdoors or relaxing after a day of exploring. The generous garden provides additional space to unwind, with a few outdoor play items, including swing ball.

Secure off-road parking is available for up to 4 cars, with additional parking on request. Work vehicles can also be accommodated with ease, making the property a practical choice for contractors and business travellers.

The outdoor areas are for quiet enjoyment only. Loud music, parties and late-night gatherings are not permitted.

Walks, Cycling and Local Amenities

Riverside footpaths can be accessed directly from the property, with pleasant walks towards both Bristol and Bath. Along the way, you'll find pubs abs restaurants, making it easy to combine a countryside walk with a meal or drink.

There are also plenty of nearby cycling routes to suit a range of abilities. Willsbridge Mill is within walking distance, as are local cafes and shops.
