HOUSE RULES
○ There is NO SMOKING OR VAPING ALLOWED of any kind inside the house and on the decks/patios or outside. Any violation of this policy requires guest to pay a $500 Ozone Fee per occurrence and will result in ejectment with no refund.
○ If you do not check out on time, you will be charged $100 per 25-minute increment past 10:00am.
○ NO PETS ALLOWED.
○ No parties or events without prior approval
○ Quiet hours: 10 PM – 8 AM
○ Please supervise children at all times especially around hot tub, sauna, and fire pit
○ Treat our house like your own. You will be charged for any broken or misplaced items.
HOT TUB RULES
○ Must be 18 years old to enter hot tub
○ You must shower before entering hot tub
○ No glass in or around hot tub
○ Consult your physician before entering hot tub
○ No lifeguard on duty. Enter at your own risk
○ Cover hot tub when done.
○ No sunscreen, self-tanner, sweat, or any creams can be on your body when entering hot tub.
○ Do Not enter hot tub after walking around bare footed, tracking dirt and grass into hot tub will make the hot tub unsanitary and you will not be able to use it.
○ If you don't follow these rules and the hot tub must be drained you will be charged $250 for it to be drained and cleaned.

Guests will have access to the entire property and all the amenities. Your check-in will be keyless utilizing smart locks to access.

The house was just as pictured and tons of extra amenities like K cups (3 equipped coffee stations), soaps, toiletries, paper products, spices, oils, the works. Kitchen was well equipped (only draw back was finding enough cookie sheets or big enough ones, rather. Also there was no pitcher for lemonade so we used the blender. Also the ice machine could not handle the size of our group, so we got a bag of ice. We survived))! There was tons to do inside and out to keep the kids happy. Beautifully decorated, clean, comfy beds. Quick communication with hosts. Lovely welcome bag! Would definitely stay again!

The house is brand new with every amenity you can think of. Clearly a lot of thought has been put into all the details- beautiful decor, comfortable beds, a very robust air conditioning system, and all the finishings are of a high standard. It is about a 25 - 30 minute drive to most of the major things to do in the area - the trade off is that you have beautiful mountain views and it is very secluded, which is what we were looking for. It worked very well for our multi-generational group.

The house was beautiful, extremely well stocked and immaculately clean when we arrived. The property was private and perfect for our two young grandsons to enjoy the outdoors and all of the amenities inside the house. We traveled back and forth to Ashville to hike, visit the Biltmore and explore the art district. The restaurants and shopping were close to the house making it very easy to relax and plan our daily outings. Sheri is a wonderful host and responds quickly to any questions we had. We would definitely rent this amazing house again. Thank you for such a memorable vacation!

This VRBO exceeded our expectations. The house is exactly like the pictures show—clean, inviting, and very well cared for. Every amenity was thoughtfully provided, making our stay comfortable and stress‑free. Our family had a wonderful time and made great memories here. We would happily return.
