Casa em bom estado, recém-reformada, com tudo novo. Todos os ambientes correspondem às fotos do anúncio. Encontramos tudo limpo.
A primeira impressão ao chegar não é muito boa. A localização e o aspecto da rua passam sensação de insegurança, e o bairro não é dos mais agradáveis visualmente. Apesar de, com o passar dos dias, parecer mais tranquilo. Um dos pontos mais preocupantes é a segurança do imóvel. O apartamento fica no segundo andar, porém a única porta de acesso está no nível inferior. Após subir a escada, não há nenhuma outra barreira de proteção, o que dá a sensação de fácil acesso ao interior. Inclusive, dependendo da situação, alguém no andar de baixo poderia acessar o piso superior com relativa facilidade. Isso gera bastante desconforto. A privacidade e o conforto também são comprometidos pelo imóvel vizinho. Existe uma abertura lateral que permite troca direta de ar e, junto com isso, entram odores muito fortes de urina de animais e também cheiro constante de cigarro, o que incomoda dentro da casa. Outro ponto crítico é o conforto térmico. A casa é extremamente quente, especialmente nos quartos e na sala. Os ventiladores disponíveis são fracos e não dão conta. Há necessidade urgente de ar-condicionado, pelo menos nos quartos, pois o ambiente fica abafado mesmo em dias que não são de calor intenso. A localização próxima à rodovia impacta diretamente na qualidade do sono. O barulho de carros, ônibus e caminhões é constante durante toda a noite e é facilmente ouvido dentro do imóvel. Pessoas com sono leve provavelmente terão dificuldade para descansar. O sofá-cama disponível na sala é bastante desconfortável, o que prejudica a estadia caso mais pessoas precisem utilizá-lo. No geral, o imóvel tem potencial e está limpo, organizado e conforme as fotos, porém apresenta falhas importantes em segurança, isolamento acústico, privacidade e conforto térmico. Melhorias estruturais, como instalação de uma porta no andar superior, vedação lateral, climatização adequada e revisão do mobiliário, são necessárias para proporcionar uma experiência mais adequada.
