Getting in was easy thanks to a coded lockbox. Parking was great. The stairs were really steep and narrow and I found it tricky coming down them especially carrying bags. The room was clean with good levels of supplies with some nice biscuits and a good working fridge with bottled water. Really close access for a walk to Brodie Castle too. There were a few niggles such as wires sticking out the ends of the heated towel rail, the kettle being precariously balanced due to short cable, sunken floorboards at the side of the bed which nearly tripped me up and staining from water damage on walls and ceiling. The mattress was memory foam but had obviously had heavy use and sunk down when lying on it so I didn't sleep very well because of this. Would stay again if small adjustments were made.

Where do I start. I was told on the Hotels.com that details of the check in would be messaged to us before our check in. This did not happen although I messaged the hotel and then called them to be told that I would indeed be messaged the info but still no message so when we arrived I called them again and this time I got the info over the phone.
When we went inside to our room and we immediately saw the bathroom floor wasn’t cleaned very well but I thought we wouldn’t worry too much about that because we were happy with the room. We then went to bed and turned the lights off but we had an emergency exit light shining on the wall lighting up the room like we hadn’t turned the lights off.
In the morning I discovered the drains were blocked and the water was backing up in the toilet so I messaged the number that was in the reception area about the problem which was read almost immediately so I thought this would be dealt with.
After a day out we returned and when my son went for a shower and afterwards flushed the toilet which then overflowed. The drains were still blocked and they hadn’t bothered to sort it out.

For an unknown reason receiving the entry details was difficult but eventually successful. The room was clean and the facilities were very good. The decor won’t please everyone but the invisible staff refreshed towels and drinks efficiently. Aware that no food service was available the presence of the fridge was helpful to store our own items. Didn’t try the recommended place for breakfast. It was a fair price to reach Findhorn and Forres for the festival. When the noise issue was mysteriously fixed it was a comfortable stay.

Lovely room. Nice size very nice location great for a get away
The check-in process would have went smoother if I had checked my email 😅.
As I booked through Expedia, I was expecting to have the instructions on my expedia inbox. So, I had to phone the host for the instructions, which she happily provided in a text.
Interesting way of checking in, with a code and a lock box. Although it's nice to be greeted, this way saved a lot of time in waiting.
The hotel was clean, the smell when entering the room was clean, fresh.
Nice toiletries, plenty tea, coffee etc. Kettle and a small iron and ironing board in the room.
Comfy bed, at least I slept well.
The only downside, for which I've taken a star is that the room next door was very noisy on the day of the arrival, some ladies/ girls, laughing out loud and could hear them as they were in my room. Every time they used the toilet, I could hear the door, water flushing etc...very loudly.
After a full day of travelling, I would have appreciated some peace and quiet.
I haven't made the host aware about this, there is a note at the entrance to keep it down and respect the other guests, but I suppose, not everyone is considerate and educated.
The hotel is in a quiet area, couldn't hear the outside noise, just from the next door. I stayed in rm 4.
At the time they were not serving meals, but there are plenty places where you can eat around, one of them is 5 minutes walk and they have a shop there as well. (On the expensive side). But there are supermarkets and everything if you need anything.
