Clean, modern, convenient, quiet. Grills, pool and whirlpool definitely a plus and used nightly. Price was the highest of anywhere on our trip, but had limited options on short notice bookings close to Zion in shoulder season thus paid the premium price. We reached out well in advance and asked staff to avoid using strong scented fragrances in the unit or bedding due to allergies. Unfortunately we had to remove the sheets/pillow cases, etc. and put on our own sheets on the master bed as the laundry chemicals used still had a strong scent to them. Make sure you read the check-in instructions for the correct keyless entry door code. Check-in is "Virtual" (there is no staffed office). Other guests arriving were confused (we helped them by advising the keypad access code was part of their reservation number to successfully get in their door). The property has its own septic system and the tanks are at the bottom of the slope of the parking lot and were giving off sewer odors. Not great as directly adjacent to the grilling area and fire pit. For the price, laundry facilities onsite seems merited and should be considered. Host has called out in the listing that the upper loft ceiling is VERY low. We didn't need it (but if you do), there is a television up there, etc so for some extra sleeping space it does offer some extra room for a family or another couple despite the height limits.

Beautiful property. Great customer service at the front desk. Mellissa was very kind and helpful. Tiny home is very nice and clean. There should have been disclosure that the upstairs is roughly 3-4 feet from floor to ceiling. you have to walk on your hands and knees to access the beds and to navigate around the room. This might be ok for kids but we were 5'10" women...the upstairs is not a viable option for most sleeping arrangements and should be disclosed. Your property is beautiful and we would stay again if there was only 1-2 people.

This was a "tiny house" arrangement. Great amenities, clean, spacious enough for 6 if you need it. Not too far down to town and the grocery story (10 minutes) and not far from Springdale/Zion (<20 minutes). Self check-in with a keycode on the door, so make sure you check that before you get there (if you don't have good cell coverage). No interaction with anyone on "staff" at all. Great value for the price compared to many other places we stayed on our trip. We stayed 2 days, but could easily see staying for a longer period since it felt like being "home".

Probably one of our most favorite stays ever! These tiny homes are perfect for our family of four. Only 20 minutes to the Zion entrance. Close to food and a short drive for a grocery store. We loved that they had a pool and an outside seating area with a fire pit. We like there is no carpet so you can just tell it’s clean. I highly recommend The Riv because it was my kids favorite place to stay with their loft beds.
