Mandarin Beach Villa is a fully staffed, six-bedroom luxury beachfront villa on Lipa Noi Beach, Koh Samui, Thailand, created for families travelling with babies, children, teenagers and grandparents. Your private estate includes six en-suite suites, an 18-metre infinity pool, direct beach access with no road to cross, and a dedicated six-person team including your private chef.

Wake up beside the sea, walk from the garden onto the sand, and return to breakfast prepared for you. The whole estate is yours, accommodating up to 12 adults and four children, with a maximum of 16 guests including infants.

Mandarin Beach Villa sits directly on Lipa Noi’s peaceful, sunset-facing shoreline. Around 2,200 square metres of private estate give your family room to spread out, with mature tropical gardens, shaded places to relax and the sea beside you. The estate is exclusively yours; the adjoining beach is public.

Move between the pool, garden and sand, return for lunch overlooking the water, and settle in for sunset drinks before dinner. There is space to spend the day together and space for everyone to enjoy their own pace.

Traditional Thai pavilions, palms, orchids and fruit trees preserve the character of this much-loved island home. Refurbishment throughout 2025 and 2026 has added contemporary bathrooms, premium mattresses and bedding, quiet air-conditioning, blackout arrangements and modern entertainment. A 475 Mbps fibre connection supplies estate-wide Wi-Fi, with backup power supporting the practical comforts of your stay.

All six suites have their own bathroom and share the same high standard of finish. Their layouts are different, allowing you to choose the rooms that suit your family:

• Bedrooms 1 and 2: private garden pavilion suites, each with a super-king bed and step-free ground-floor access.
• Bedroom 3: a king-bed suite on the ground floor.
• Bedroom 4: a ground-floor twin suite with two king-size beds.
• Bedroom 5: an upstairs super-king suite with an en-suite bath, walk-in wardrobe and balcony.
• Bedroom 6: a ground-floor family suite with custom upper and lower king-size bunks.

Five suites are step-free on the ground floor; Bedroom 5 is reached by stairs. We plan room allocation and children’s sleeping arrangements before arrival, within the maximum of 16 registered guests.

For grandparents, ground-floor accommodation keeps shared living spaces, the garden and pool close by. There is somewhere shaded to read, private space to rest and a place at the family table. They can enjoy the children’s company, watch the activity from a comfortable seat and retreat to their own suite whenever they wish. Your chef makes gathering for meals one of the pleasures of the holiday. Breakfast as the family wakes, children’s favourites at lunchtime, Thai dishes, fresh seafood or a barbecue as evening settles over the beach. Menus are planned around your family’s preferences, with vegetarian and vegan options and allergies or dietary requirements discussed before arrival.

The chef can prepare breakfast, lunch and dinner throughout your stay. Meals can be enjoyed in the dining area, by the pool or at the beachfront table. The team handles the shopping, preparation and clearing away, leaving you free to enjoy the company.

For babies and younger children, the practical details are already here. Cots, toddler beds, high chairs, strollers, baby monitors, sterilisers and children’s dining equipment belong to the villa. Tell us what your family needs so it can be prepared before arrival.

Children have beach toys, pool games, books, indoor games and space to play. Their favourite meals and usual routines can be discussed with the chef in advance. Parents can travel with fewer bulky essentials and fewer arrangements to make after landing.

Teenagers have a holiday they can make their own. A paddleboarding session, kayaking along the shoreline, sailing on the Hobie Cat, beach pickleball or a challenge at the pool table. Mountain bikes, table tennis and time in the pool give siblings and cousins plenty to choose from.

There is room to spend time with siblings and cousins, find a quiet corner or choose something different from the younger children.

PlayStation 5, Xbox Series X, Nintendo Switch, large-screen TVs, Sonos music and fast Wi-Fi keep entertainment close at hand. After dinner, the outdoor cinema brings everyone back together for a film beneath the stars.

The two Sea-Doo jet skis offer another adventure for guests who meet the age and operating requirements. They are kept, serviced and launched at nearby Lipa Noi Marina, with sessions coordinated by the villa team. The Hobie Cat, kayaks and paddleboards launch from the villa beachfront when conditions allow.

The core adventure equipment belongs to Mandarin and is maintained and prepared by the team. Children’s and adult life jackets are available, and activities are planned around the day’s conditions. Use depends on age, competence, licences where required, weather, tides and the team’s safety assessment.

For a family fishing outing or time exploring the coast, ask about the villa’s 24-foot leisure and fishing boat. Trip arrangements and costs are confirmed separately.

For parents, the difference is how much the team takes off your hands. Shopping, cooking, housekeeping, airport transfers and activity coordination are handled around your family’s plans. You can join the adventures, enjoy a long lunch, read beside the pool or simply spend time together without organising every detail.

The beachfront massage sala provides a setting for private treatments, which can be arranged at additional cost. Nearby Nikki Beach adds selected gym, pool, beach-club and wellness privileges through the villa’s membership. These cover up to eight guests daily, with reservations coordinated by the team and subject to partner terms and availability.

When you feel like exploring, your included self-drive SUV gives you the freedom to discover Samui at your own pace. Vespas are available for appropriately licensed riders, and mountain bikes provide another way to explore the surroundings. Vehicle use follows local requirements and the villa’s conditions.

Prefer someone else to drive? The villa’s chauffeured van can be arranged for restaurant trips and island outings at an additional per-trip charge. Your arrival and departure airport transfers are already included.

Preparation begins before you arrive. We coordinate flight details, bedroom allocation, children’s equipment, dining preferences and activities so the team understands the family it is welcoming. Mandarin leaves a dedicated preparation day between stays, with a documented readiness process and checks before guests arrive.

A permanent glass fence separates the garden from the beach. The pool itself is not separately fenced, and children require adult supervision around both the pool and sea. Beach and swimming conditions change with the weather and tides.
