River Mountain Lodge Iowa Hill Condo is a spacious, two-level condo with a great view of the slopes from the patio; it’s perfect for groups of up to four. There’s a full kitchen, two bathrooms, and a flat-screen TV. The dining table seats four, and there’s room for three at the counter for a quick breakfast or après-ski snack. You’ll also enjoy the in-unit washer/dryer, complimentary Wi-Fi, underground parking (one car) with elevator access, a fitness center, an outdoor heated pool and hot tubs. Every Summit Mountain Rentals property comes stocked with plenty of linens, towels and hotel-like toiletries, and is professionally cleaned and inspected before each arrival. Our helpful staff is also available 24 hours a day to ensure you have everything you need to make your stay with us an unforgettable experience.

This condo was great for a family and VERY close to downtown Breckenridge. We loved the walkability and creek running right through the back of the condo complex. The only downsides were (1) we weren't made aware that the pool was out of commission until right before our stay (we would have booked elsewhere with a young kid) and (2) the upstairs part of the condo was HOT HOT HOT at night. When we arrived, the windows hadn't been opened for awhile and we could not cool the unit down enough before bedtime so trying to sleep was miserable. The windows are all on the bottom floor, so no breeze reaches the top floor at night. It's also right off a main street so with the windows open it's very noisy. Finally, the breeze couldn't get in much anyway with the thick curtains shut to keep out the bright light of the complex signage out front. The second night, we put a fan pointed inside right in front of the windows a few hours before bed to bring in as much cool air as we could to cool it off. It was a fine complex and unit otherwise. Just be warned if you can't sleep when it's hot.

We picked this location because its proximity to the paved bike path/blue river, Main Street, and the gondola. It’s a super convenient location. Both the primary bed and the Murphy bed were comfortable. We also viewed the Independence Day drone show from the balcony. We’d stay here again!

I will not rent this unit again. It was unbearably hot, even with 3 fans running full time.
