Step inside this spacious villa and feel instantly at home. The open-concept layout features a fully equipped kitchen with stainless steel appliances, a large island for casual dining, and a cozy dining area with seating for six. Relax in the living room on the electric reclining sofas while watching your favorite shows on the big-screen TV, which has access to over 4,000 channels.

The oversized lanai is the perfect spot to unwind after a day of exploring The Villages, with views of the beautiful preserve just beyond your private yard.

🛏️ Bedrooms & Comfort
The master bedroom is a serene oasis, complete with a king-sized bed, a large walk-in closet, and an en-suite bathroom featuring double sinks and a walk-in shower. Two additional bedrooms, each with queen-sized beds, provide comfort and privacy for all guests, and all rooms are equipped with TVs for added convenience.

For extra guests, the living room’s sleeper sofa offers a cozy sleeping space, making this villa perfect for up to 6 guests.

Located in the Village of DeLuna, the villa is perfectly positioned for enjoying all the activities and excitement The Villages has to offer. Just across the street, you`ll find the DeLuna Recreation Center with a pool, pickleball, tennis courts, and outdoor activities. Take a short ride over the Waterlily Bridge for quick access to Brownwood Paddock Square, where you can enjoy live music, dining, and shopping.

Staying on Marsh Bend Trail leads you to even more recreation at the Everglades Recreation Center, as well as Edna’s on the Green for daily live music and relaxation. The nearby Magnolia Plaza offers convenient shopping with Publix, restaurants, and Foxtail for coffee or ice cream.

🚭 No Smoking or Vaping

Smoking or vaping of any kind is strictly prohibited inside the home, garage, lanai, or anywhere on the premises.

Failure to comply with this rule may result in:

Additional cleaning and deodorizing charges
A penalty fee between $200 and $500
Potential immediate termination of the reservation without refund
🐱 No Cats Allowed

Cats are not permitted in any of our properties under any circumstance unless explicitly authorized in writing prior to arrival.

Unauthorized cats in the property may result in:

Deep cleaning charges
Allergen remediation charges
Penalty fees between $500 and $1,000
Additional charges for damages, odors, or excessive cleaning requirements
🐶 Dog Policy (Pet-Friendly Homes Only)

Some homes may be designated as dog-friendly. Approval is required prior to booking or arrival.

Dog Requirements:
One dog maximum unless otherwise approved
Less than 30 lbs preferred
Non-shedding breeds preferred
Must be house-trained and well-behaved

Guests must contact the host prior to arrival with:

Breed
Weight/size
Age
Temperament/personality details
Whether the dog is potty trained and accustomed to indoor environments

Approval must be confirmed through the booking platform messaging system or in writing.

Additional Cleaning Fees

If excessive pet hair, odors, stains, waste, or damages are found after checkout:

Additional deep cleaning charges may apply
A minimum additional fee of $200 may be charged
Additional damages beyond cleaning may also be billed separately
👶 Children & Infant Safety

Families with children and infants are welcome; however, guests acknowledge that homes are not childproofed unless specifically stated otherwise.

Guests are fully responsible for:

Supervising children at all times
Safety around pools, lanais, golf carts, kitchens, and furniture
Bringing any baby-specific items needed for safety or comfort

The property owner and management company assume no responsibility for accidents or injuries related to inadequate supervision.

🚐 No RVs, Boats, Trailers, or Commercial Vehicles

Due to community deed restrictions within The Villages:

The following are not permitted to be parked overnight or stored at the property:

RVs
Boats
Trailers
Commercial vehicles
Large work vans or utility vehicles

Guests may need to arrange off-site storage accommodations for these vehicles during their stay.

Failure to comply may result in towing, fines, HOA violations, or additional charges passed through to the guest.

Please treat the home and neighbors with care and respect.

No parties or events unless approved in writing
Quiet hours should be respected
Excessive noise or disruptive behavior may result in immediate termination of the stay without refund
🔑 Guest Responsibility

The registered guest making the reservation is responsible for:

All occupants and visitors
Compliance with house rules
Any damages, missing items, excessive cleaning, or violations occurring during the stay

Please note: The Villages spans several postal zones, so addresses may appear as Wildwood, Okahumpka, Sumterville, or Lady Lake. All homes are fully located within The Villages® community with access to its lifestyle and amenities.

MAIL & AMAZON PACKAGES

The property’s mailbox key is not provided to guests. Please do not arrange mail delivery or mail forwarding to the rental address.

Amazon packages may be delivered by USPS and placed in a locked mailbox or postal parcel locker rather than at the home. For this reason, please select an Amazon Locker or approved pickup location when ordering.

Local Amazon Locker options to check:

• Lady Lake / Spanish Springs area: Amazon Locker “Concita” at Wawa, 13535 US Highway 441, Lady Lake, FL 32159.
• Central Villages / Colony Plaza area: Amazon Locker “Kersen” at 7-Eleven, 260 Colony Boulevard, FL 32162.
• Wildwood / Brownwood surrounding area: Amazon Locker “Allergist” at Save A Lot, 360 Shopping Center Drive, Wildwood, FL 34785.

How to select a locker: At Amazon checkout, choose a pickup location and search using your rental address or ZIP code. Select the locker through Amazon—do not simply type its street address as your delivery address. Availability depends on the item and available locker space. Follow the pickup deadline in your delivery notification.

Need to receive regular mail or other packages?

You may arrange a private mailbox rental directly with one of these providers:

• The UPS Store, northern Villages: 1576 Bella Cruz Drive, The Villages, FL 32159.

Contact the provider before sending anything to confirm availability, rental fees, minimum rental periods, identification requirements, and package acceptance. A mailbox or receiving arrangement must be established first.

Guests are responsible for arranging delivery and collecting their mail and packages. AJ Home Rentals and the homeowner do not provide mail or package retrieval, storage, or forwarding services and are not responsible for lost, delayed, misdelivered, or inaccessible deliveries.
