An outdoor staircase leads to the apartment on the second floor, which offers an unparalleled view of Berchtesgaden. On the main floor, there is a spacious living and dining area with a modern fireplace and a high-quality built-in kitchen. The kitchen is fully equipped with everything you’d expect in a modern kitchen. You can brew your coffee using either a Nespresso machine or a drip coffee maker, and all other essential appliances and accessories are provided as well.

Directly adjacent to the kitchen is the beautiful dining room with a magnificent view of Berchtesgaden. It is furnished with a large dining table, a modern fireplace, and a lounge chair.

A well-stocked library with a comfortable leather seating area invites you to wind down the day in comfort after an eventful day in Berchtesgaden.

You’ll sleep in a Swiss stone pine bedroom known for its exceptional sleep-promoting qualities. The cozy double bed with a loden headboard and premium mattresses ensures restful nights. A flat-screen TV is provided, as are blackout curtains so you can sleep in undisturbed.

The modern, naturally lit bathroom with a walk-in shower features a towel warmer and a high-quality stone sink. In addition to the toilet in this bathroom, there is another toilet in the attic bathroom.

The cozy attic features an open lounge area with an inviting loden couch and a large flat-screen TV, as well as another bedroom with twin beds and a desk. So you can also use this room as a home office. Also on the top floor is another bathroom with a bathtub and a magnificent view of the Wittelsbach Castle in Berchtesgaden and the towers of the collegiate church. Please note the reduced ceiling height on this floor.

The absolute highlights of this apartment are the covered terrace facing west and the private garden with sun loungers on the south side of the Hofmusikerhaus. Both are available exclusively to the tenants of this apartment and offer a wonderful view of Berchtesgaden’s market square and the surrounding mountains. You can see everything from the Kehlsteinhaus to the Jenner-Spitze, the Steinernes Meer, and the famous Watzmann. Enjoy breakfast in the morning sun; the bakery for fresh rolls is just a few minutes’ walk away.

This apartment is not suitable for children under 16.

A parking space is reserved for you in the underground garage (max. height 2 m) in the center of Berchtesgaden. Access to the house is possible upon arrival and departure.

The modern furnishings, paired with the old beamed ceilings dating back to 1631 and the beautiful antique doors, create a distinctive atmosphere throughout the house that makes every stay unforgettable.
