Overall, we enjoyed our stay and loved the safe location right next to the Colosseum. It is a quiet, nicely arranged condo conversion with a common area rather than a traditional hotel.
Pros: Location: Safe and steps from the Colosseum. Atmosphere: Quiet and well-maintained interior. Wi-Fi: Worked perfectly fine.
Cons: Air Conditioning: Very weak and relies on motion sensors. It shuts completely off when you leave, meaning we returned from hot July tours to a 90+ degree room that took a very long time to cool down. Locks & Keys: Modern keypads get you into the building, but individual rooms require a physical key to lock/unlock from both sides. It is loud enough to disturb other guests, and we were only given one key with no on-site staff to ask for a spare. Noise & Dining: Located directly above busy street-level restaurants. Light sleepers will notice the late-night noise, and the food downstairs was bad and overpriced. Layout: The shower is tiny, and there are no laundry facilities.
Note that the "1st floor" is actually the second story. Some ads show an elevator, but we did not see an elevator while we were there, so expect to carry your luggage up the stairs.
Tip: Housekeeping strictly requires you do not leave luggage on the beds!

The kitchen was great and well stocked. I love that there are 2 bedrooms, a family room, a dining room…. The bathroom was
excellent; everything was perfect! Also in a great area!

Need Whatsapp to receive instructions. The property is few minutes walking to colosseum and Roman forum, also lots of restaurants and gelato places near by, there's complimentary cookies and sparkling water and host is very helpful.

The property owner Alessandro and Patrizia were wonderful and kind. They were very helpful to us and addressed all our needs during our stay at their well maintained apartment in Rome. The hallway amenities with Nespresso machine and filtered water machine was very nice. The apartment is 7 mins walk to the Colosseum and 20 mins walk to the Trevi fountain. It’s located in Monti neighborhood with many dining options. It was an excellent stay for us and we will highly recommend to friends and family to stay at this apartment.
