Great location and short stay for hospital visit

The location was perfect, close to The Malls and public transport. It was also very quiet and in a nice area. The staff were also great, very friendly and accommodating even ringing to check if we needed to extend our stay as we where there for a relative in hospital

We had an issue with the water which I don’t think was the problem of the renters. They were going to contact the management so that it could be resolved however we were leaving soon after

Do not recommend to book this property

Nothing, I could not use the property. The communications with booking and host werinappropriate. See next section

The property refused to give keys on the grounds that it was after 8pm.The listing as advertised on Booking.com stated no end time for check-in; it was open-ended. I booked on that basis. The host also demanded that I send a copy of my photo ID and pay an upfront damage charge directly to a private account, outside the Booking.com platform. These requirements were not presented to me as conditions when I booked, and I understand off-platform payment requests are contrary to Booking.com's own guidance to guests. I contacted both the host and Booking.com repeatedly by phone and message on to resolve the matter and, when that failed, to cancel immediately. Despite this I was charged a cancellation fee of 190 GBP. I did not cancel by choice. The property failed to provide the accommodation as advertised, and I received no service at all. Charging a cancellation fee in these circumstances is unjustified. I request a full refund of 190 and some compenstion within 14 days of this letter. If I do not receive it, I will: dispute the charge with my card provider (chargeback / Section 75 claim); report the matter to Citizens Advice / Trading Standards and the Competition and Markets Authority, and to the UK International Consumer Centre as Booking.com is based in the Netherlands; report the off-platform payment request to Action Fraud; publish a factual account of this experience on Booking.com, Trustpilot, Google, TripAdvisor and social media; consider a claim in the small claims court. I have retained screenshots of the listing, all messages, and records of my calls. I stopped using booking.com
