Roosevelt Row, or “RoRo”, is a very walkable arts district filled with impressive sculptures, colorful murals, and art exhibits. During the first Friday of every month, locals are given the opportunity to immerse themselves in culture and art with the First Friday Art Walk.
Residents are encouraged to stroll through the studios and view the newest collections, sip cocktails, and mingle with the community artists.
When it comes to food on RoRo, the locals rave about the Dressing Room and its international street fare. The Japanese Friendship Garden is a serene, park-like setting that includes a koi pond, cascading waterfall, and tea garden – it’s the ideal place for meditation. The Valley Metro Rail connects residents to the airport’s sky train, zoo, and Desert Botanical Garden.
Getting Around:
Transportation options available in Phoenix include Van Buren/1st Ave, located 0.3 miles from the apartment. It is near Phoenix Sky Harbor International, located 5.9 miles or 12 minutes away, and Phoenix–Mesa Gateway Airport, located 32.7 miles or 44 minutes away.
Other Things to Note:
Please know that all CozySuites properties are smoke-free environments. Smoking, of any kind, is not permitted within or outside of our suites, including balconies, patios, or common and/or parking areas. Please know that any sign of smoking is a violation of our stay agreement, which may result in immediate termination and recovery fees beginning at $500.

Failure to provide these documents will result in a cancellation and denied entry.

Please be advised that all guests will be asked to sign a rental usage agreement that governs the terms of the stay. By completing the reservation you agree to the following:
- You agree to be bound by our rental terms and conditions.
- You acknowledge that you will be required to provide a copy of a valid government-issued ID and matching credit card prior to check-in.
- You acknowledge that you may be required to undergo a background check if mandated by the property management company or the building, as stated in accordance with your rental agreement and condition of the booking.
Minimum age requirement of primary person booking should be 22 years old.
No weapons or drugs allowed; zero tolerance means police will be called for violating this rule.
Noise policy: Guests must agree to not disturb neighbors at all times during the stay. In addition, guests must agree to observe quiet hours from 9pm-8am each day. The home is proactively monitored with decibel sensors for compliance with this noise policy.
Long-term stays (30 days+): Long-term guests will be subject to a background search and credit check.
Note that all guests are required to submit a $250 security hold on a credit card in case of incidentals that is released 3-5 days post check out or may choose a $40.00 non-refundable damage waiver.

The property manager was very quick with responding to my messages. The check in process was very clear. The unit has a hotel feel located in the downtown Phoenix area. Parking and property is secure and felt safe. The unit is kid and family friendly but the area gave more of an adult vibe. Overall it was perfect for a one night stay.

Overall, this VRBO worked well for us, but there were several issues that would make me think twice about staying here again.The biggest issue was the keyless entry system. The door code didn’t work when we arrived, and I had to call for a new one. The unit code failed again after we got in, then changed the next day while I was outside with groceries. It worked for a few days before failing again near the end of our stay. Keep in mind you need a code to enter the building, you need a code to use the elevator, and you need a code to enter the actual unit. The management team was responsive each time, but repeated access problems during a one-week stay were frustrating.The condo itself was spacious and well laid out for our family. Two bedroom suites with their own bathrooms were a big plus, and the kitchen was large and well equipped. The beds were comfortable.A few things could be improved. The TV was way too small for the living room, the floors weren’t very clean, and the outdoor pool could use a thorough cleaning.The location was convenient for the Phoenix Convention Center, which was our main reason for staying here. That said, the downtown area was riddled with homeless on every street, every corner, much more than I expected, which is something I’ll keep in mind for future trips.Overall, the condo was comfortable, spacious, and well located, but the keypad issues and surrounding area kept it from being a great experience.
