Nestled in the enchanting landscape of the Val di Cecina, on the outskirts of the tiny village of Lustignano (900 m), between the Bolgheri wine region and the beaches of Baratti, San Vincenzo, and Populonia, the Pieve di San Giovanni enjoys a picturesque hillside location at 390 m above sea level and overlooks a panoramic viewpoint open on all sides.


The complex, dating back to the 1200s and consisting of the parish church and the adjoining pilgrims’ hospital, combines the beauty of ancient stone structures with the charm and comfort of contemporary design and the finest aesthetics. The recent renovation has preserved several elements characteristic of the original structure, which radiates out from the central courtyard: the exposed stone walls, the high ceilings with the original wooden trusses and exposed beams, and even the base of the baptismal font, highlighted by a glass floor in the imposing hall that originally housed the church and now features a long wooden table carved from a single log and a distinctive circular suspended fireplace made of Cortan steel. The fine furnishings and accessories, the large modern kitchen, the elegant bedrooms with modern private bathrooms, the gym, and the wellness area with a heated indoor pool and Turkish bath all define the caliber of the property and make it a fantastic destination for those who love the peaceful atmosphere of the countryside without sacrificing luxury and comfort. Interiors:
The complex unfolds around the property’s central courtyard. The main entrance is located on the front facade and leads into the large living room, dominated by a long wooden table and a suspended circular fireplace surrounded by sofas. From here, a few steps lead on one side to the inner courtyard and on the other to a second living area where the kitchen—featuring a central steel island—the dining area, and the living room are arranged in an open-concept layout, with access to the garden (pool side/outdoor dining area). The first floor also features the master bedroom with a king-size bed and a cast-iron fireplace, served by an en suite bathroom with a tub and shower; a bathroom with a shower and sauna; and a guest bathroom. A wooden staircase from the living room leads to the first floor: here you’ll find the TV room with a study area (on a mezzanine level) and a hallway leading to the sleeping area, which features four double bedrooms (one of which is also accessible via an exterior staircase). The bedrooms are served by one bathroom with a bathtub and three bathrooms with showers (one of which is en suite). Two bedrooms and two bathrooms can be converted into a family suite thanks to a door in the hallway that separates them from the others. The well-equipped gym and wellness area—featuring a heated pool with a whirlpool, a Turkish bath, and a relaxation area—are accessible independently from the outside and from the courtyard. Park:
The flat park surrounding the farmhouse, with an open view of the landscape, is part of an estate spanning over 30 hectares and includes hiking and biking trails nestled in the woods. The vegetation planted in the garden is a triumph of varied blooms, rose and lavender bushes, mandarin and cherry trees, tall cypresses, and many olive trees scattered across expansive lawns and the large paved area surrounding the pool. At the entrance to the property is a large parking area, while around the farmhouse are a relaxation area sheltered by a pergola, a gazebo entwined with wisteria, complete with a table and chairs, and an outdoor dining area by the pool—easily accessible from the living room doors and equipped with a sink and barbecue.

Pool:
The stunning south-facing infinity pool is situated in a private area of the garden on a slightly lower terrace. It is approximately 20 meters from the farmhouse and can be reached via a flight of stairs or a path through the lawn. The rectangular pool, lined with sand-colored PVC and equipped with submerged access steps, measures 5 x 10 m and has a constant depth of 1.20 m. The water is constantly heated to a temperature of approximately 30 °C.
