The location is perfect. The hotel is located in a calm (and that is rare in Istanbul) side-street with few small restaurants and hotels, but also residential - you will feel safe even if you return late.
About 100m / <5min walking distance to the subway (metro) station Osmanbey, <10min to Nisantasi, <20min to Taksim, <30min to Besiktas and the Bosphorus. With the metro, you can reach Taksim (<5min) as well as the historic peninsula (<20min) directly, and if you are ready to change between two metro lines in Gayrettepe, you can make it to the new airport in short time (<60min).
The room is rather spacious. Breakfast is nothing special but absolutely ok to start the day - if you are in a rush, grab something from the really nice bakeries around.
The hotel is not well maintained. While generally clean, everything shows its age, and obviously right now noone wants to invest in fixing / renewing anything. Parts of the stone cladding in the bath-room were loose, the bath mat in the bath room was about to disintegrate, the safety bar fixed to the door frame was ineffective since the frame came off. I had no problem with all that, since it was reflected in a really low price - and I cared about not much more than location and cleanness. However, be prepared for this.
