We returned after 4 years (Australian tourists) and it is just as good as I remembered. Peter met us for check in, showed us around and was very friendly and helpful. Bread, milk, tea, coffee, juice, cereal, and jam were provided, along with lots of sweet treats. The property was pristine and very comfortable for up to 5 guests. The washing machine was a bonus, together with the large tv. Beds were comfortable, there was plenty of hot water and the kitchen was well equipped. The decor is very restful. The location is amazing, a short walk from Monksgate and directly opposite a lovely riverside reserve. Should we ever venture back to York, this will be our first choice again.
The only issue was we couldn’t work the dryer (combined washer/dryer). We used the rack provided to dry our clothes.

It was ideally located. The free parking is a big plus. The bedrooms are spacious. Peter is a charming, helpful and generous host: nowhere else have we ever been provided with such a wealth of provisions. Just fantastic. We were comfortable and thoroughly enjoyed our stay.
Nothing. Those with reduced mobility would find getting into the over-bath shower a challenge.
