I was duped into booking the property as the location, condition & amenities were all misrepresented

I searched for properties in the Dubai Marina area using the map view on Booking.com and found this property which appeared to be away from main highways as it was shown to be located at a wide area of the marina canal. This was a key criteria in selecting a property as I did not want to be right next to a highway. The Booking.com listing for the property also stated the property is "recently renovated" as well as describes the property as a "brand new luxury apartment" with "unobstructed sea view" The listing also stated the property includes "24-hour front desk", "2 bathrooms with a hot tub and a bath", "the unit has a dressing room and a fireplace" and the apartment is "non-smoking and soundproof". This advertisement for the property came across as very appealing as the location, condition of the property as well as included amenities were all things I was looking for. The best part was the property was available last minute as I made the booking less than 24 hours prior to my arrival. This property seemed to meet my criteria for a nice, quiet place located in the marina area, with a nice view and with desired amenities. However, what I received was drastically different from what was advertised on Booking.com. The location, condition of the property and included amenities were all materially misrepresented in the listing.

Unfortunately, upon arrival less than 24 hours after booking the reservation, I was provided a different property. I was told it was an upgrade; however it was more of a bait & switch. I immediately left and never stayed due to the material misrepresentation of location, condition and amenities of the property. My first clue should have been the initial instruction received which stated, "You don't need to talk to anyone in the building and if anyone asks you, please inform him that you're friends of Sherif Gamal." This is a strange instruction if the vacation rental is on the up and up. Upon arrival, it was obvious there was no "24-hour front desk" as advertised. The property description says the apartment is "recently renovated" and a "brand new luxury apartment". The property/building are old and run down. The front door is a fire hazard as the only way to get out of the apartment is to use the key as the latch will not open without it. The property location was materially misrepresented as the listing map showed the property located away from the main highways on the widest part of the marina canal. The actual property location is right next to a main highway further down the canal. The apartment is not 'soundproof" as advertised as you could hear the traffic noise as well as music inside the apartment. The listing description says there are "2 bathrooms with a hot tub and a bath". There was no hot tub or bath. The listing states "there is a dressing room and a fireplace". There was no fireplace in the apartment. The listing states the apartment has "an unobstructed sea view" which is false. The view is of the canal below along with highway/buildings, not the sea. The windows were filthy, and we were greeted with laundry hanging to dry on the terrace.

The property was totally disappointing, i paid 13000 dirhams for the accommodation. On arrival the place was not clean and had a bad odour of damp, kitchen utensils were rusted,the shower has a large clear window which can be seen from the road and the shower curtain is way to short where pedestrians can see a person showering. Light fittings were missing throughout the apartment.The venue seems like quite a dodgy place even though it may be located at the marina. Pictures of the venue are highly deceiving.Decided to seek accommodation at a reputable hotel did not want to spend a minute longer at this dump.After speaking to the owner i was advised that a partial refund was not even possible so lost the entire fee i paid for this pathetic accommodation.

Fabulous place to stay, Literally everything were PERFECT 😍, Very smooth procedures of check-in, Thanks Sherif and the Team for the Exceptional service. The place was really luxurious, Super clean and neat, great equipment and very comfortable furniture. Location was perfect and easy to access everything we needed and easy to go anywhere. Made my vacation great, Thanks!
