Poponi Villa - on pink sand Beachfront Estate
Poponi Villa is an elegant and authentic Bahamian beach estate built in the early 1940's by a British Admiral. The villa is over 2100 sq. feet and located on a four acre beachfront property with 430 feet of beach frontage. It is surrounded by gorgeous gardens and swaying palm trees on pink sand Poponi beach. The beach was picked as one of the 20 best beaches in the Caribbean by Caribbean Travel & Life. Poponi beach is a small part of a miles long stretch of beaches along the Atlantic.
Poponi Villa offers expansive views of the Atlantic from both the master and second bedrooms in the front of the house. The master bedroom has a king size bed and en suite bathroom. The french doors open up to the front porch with ocean breezes. The second bedroom has the same incredible ocean views, along with access to the screened porch that runs along the south side of the home. This bedroom has twin beds that can be converted into a comfortable king size bed. The bath for the bedroom is located just across the hall. The third bedroom overlooks the century old banyan tree and gardens on the west side of the house. It has twin beds that can be converted into a comfortable king size bed. The bathroom is located just next to the room. The bedroom also has a door that leads to the gardens, courtyard and bougainvillea covered pergola.
Poponi has two living areas - the first has a beautiful wooden tray ceiling with fans and comfortable seating. The TV (Smart), DVD, video library, books and board games are located in this room. The french doors lead to the screened porch. The second living area has cypress wood ceilings with fan, sofa, chairs and writing desk. The door leads to the courtyard with a gas grill and outdoor dining table.
The spacious kitchen offers spectacular views and breezes of the Atlantic. It has been designed to offer an exceptional experience to any chef. It is fully equipped with a Viking six burner stove with pot filler, full size refrigerator, dishwasher, microwave, air fryer, Cuisinart toaster and coffee maker and many more amenities. The kitchen island has been custom made of repurposed balinese antique carved wood with copper top and storage beneath. Poponi's kitchen is perfect for family gatherings with a mango wood circular table seats 6-8 and the french doors lead to the screened porch an additional dining table that seats up to 8, overlooking the gardens and Atlantic.
Poponi has many amenities to make your stay as comfortable as possible. Amenities include back-up generator, air conditioning in one living room and all of the bedrooms. (the second bedroom has a portable AC unit that can be used when needed), Starlink wifi, Smart TV, cable, DVD, board games, books, safe, beach chairs & umbrella, seating & hammocks by the beach, as well as under the banyan tree in the back, a fully furnished cabana, outdoor shower and washer.
For larger groups there is a studio cottage a short walk from the house which can be included for an additional charge.
Poponi Villa is centrally located near the settlement of North Palmetto Point which has several grocery shops, pharmacy and restaurants. La Bougainvillea and Unique restaurants are only a short walk on the beach. The historic town of Governor's Harbour, the main town on the island, is a ten minute drive from the property. Governors Harbour has grocery stores, banks with ATM's, gift shops, liquor stores, dive shop, bakery, and half a dozen excellent restaurants. One or another of the restaurants/bars will have live music almost every night of the week. You can also buy the fresh catch of the day to grill at home from the town dock.
Poponi offers old world charm in a peaceful and relaxing setting.

The house was big and roomy inside and out. Loved the screened in porch especially at dusk when the mosquitoes and sand flies would come out. The property was well manicured and maintained with beautiful landscaping with lots of trees and flowers. Checking into the house was easy. The owner of the property lives just across the hedges so he was always around if you needed anything but wasn’t hanging around the property bothering you. However I wasn’t sure what to do when I checked out. There was no directions on that. The only problem I had with the house was that there was no washer and dryer. That was my fault for not checking on the amenities of the house. I just assumed that with a house like this that caters to families, there would be a washer and dryer. On the whole, we loved the house. It was as if we had our own private beach. It was in da heart of town so everything was close by. There was a restaurant on your left and on your right of the house. Both walking distance via beach. You had the privacy of the house but you also felt save in isolation.

Poponi itself was absolutely lovely. Very clean, spacious, lovely grounds, and we enjoyed sitting on the screened in porch each morning while we made plans for the day. We enjoyed relaxing after a day of sightseeing and beachcombing in the living room, family room, and even made dinner one night with the fresh produce we got from a local farmer.
If you are considering renting this home, there are a few "beware" items to consider. On the first day we arrived after being at our local airport at 3am, rushing through the Miami airport to catch our connection, waiting in the heat at our arrival at the north Eleuthera airport, loading our bags, navigating the rough and narrow roads for more than an hour, and finally finding the right (very rough) road to turn on to get to Poponi, we wanted to cool down and put our feet up for a bit. Missy quickly came down and told us that we should try to not use the A/C because energy is VERY expensive in Eleuthera. And it was "IN THE CONTRACT" that she could charge us even more if we used it. We let her know we were tired and hot and were not planning to leave it on or go away from the house without turning it off. Her response to us being hot was "well...you ARE in the Bahamas". Also, only one of the bedrooms had an A/C unit.
Another "beware" is about toilet paper and drinking water. Poponi has two bathrooms, but you are allotted ONE ROLL of toilet paper per bathroom per week. When we asked if we could get another roll, she told us that we "RENTED THE HOUSE ONLY AND IT IS IN THE CONTRACT" and we would need to go to the store to purchase additional rolls of TP. We bought a four pack ($4). Also, we were allotted one five-gallon jug of drinking water for four people for a one week stay. Again, we asked about getting another one and were referred to the grocery store to purchase one ($6) because it was "IN THE CONTRACT". She did, however, come down to give restaurant and beach suggestions.
