Breakfast was not included. The email link inviting you to a neighbourhood is slightly confusing. It was basic, but expected a higher level for the price paid.
I would question whether the linen had been washed, especially between our first and second visits, because it didn't feel or smell fresh. The towels were pea-thin, with the selvedge fraying, and one stank as if it had never been washed in clean water. No bathroom floor mat; towels are well past their use-by date. The hallways and exterior doors were neglected and dusty. The mirrors were dusty and only wiped to a certain height, as if someone had put a mop on them.
The pool had many missing tiles, and many sections were roped off and inaccessible; maintenance is required.
