After what felt like Olympic-level research, we booked Summit Beach Resort by Panhandle Getaways in Panama City Beach for our honeymoon—7 nights after a 12-hour drive from North Texas. Check-in? No front desk—just a manager guy(?) handing us paperwork we’d already done and pointing toward the elevators. Outside, a giant “Free Margaritas” sign… attached to a strip club. Inside, scaffolding blocked the “view,” and the photos online felt like a different property entirely. We even had to sign a waiver not to touch the balcony railing—no furniture anyway. Trying to stay optimistic, we explored. Pools? Yes—packed. Hot tub? Tiny and indoors. Sauna? Hidden in bathroom stalls (hard pass). When we returned to the hot tub, it was already… enthusiastically occupied by another couple doing the dirty deed in public. At that point we didn’t feel comfortable, so we called Panhandle Getaways. The “no refund ever” policy was made very clear. Eventually, they moved us (for an upcharge). Slightly better, but still a flat bed, no sleep thanks to motorcycles all night, and overall just not what we expected. We left after 3 nights. Lesson learned: always check EVERYTHING and get local insight first. ⭐ 2/5 — customer service tried… eventually.

This review serves as a reminder to myself to never book a room through Summit again. First of all, I booked through Expedia and indicated that I had 4 adults and 2 kids. Nowhere in the reservation does it say only 5 people allowed per unit. Unit has a king size bed, bunk beds and a full pullout couch. Upon arrival, I was informed that only 5 wristbands are allowed per unit and to pay $100 extra for a wristband. I tried to argue but they would not budge. So beware if you have more than 5 people you will pay $100 per each extra wristband. Also, parking is $27 per vehicle per stay. This was mentioned in the original booking so I was ok with that. Beach was beautiful of course and was the main character of this trip. Our unit was outdated and had all kinds of water damage. The bathroom smelled of old urine. There is construction Nextdoor and they start bright and early at 7am. This was not our first stay at Summit but is our last. There are plenty other condos in much better conditions on the coast for about the same price. I’m disappointed in the lack of service on summit and Expedia part. They would not refund me $100 despite not mentioning it in the booking. Book at your own risk.

Easy to communicate with. Answered all questions promptly. Besides just being a little outdated and worn, the accommodations and stay were great!!

3 / 10

The elevators were always down and there were zero blankets in the rooms on any of the beds, only sheets.

Our feet were black from dirt on the floor. The elevator situation was also a pain. Otherwise it was a good place.
