Important Guest Information
Pool & Spa Heating
Pool and spa heating is optional and charged separately based on actual propane consumption.
A refundable heating deposit is required when heating is requested:
- Stays of 2 nights or less: $150 deposit
- Stays of 3 nights or more: $300 deposit
- Propane consumption: $4.75 per gallon
Actual propane consumption is deducted from the deposit. Any unused balance is refunded, and additional usage beyond the deposit is charged separately.
Guests requesting heating will receive access to the approved pool and spa control app to manage temperatures, schedules, and operating times.
Guests are responsible for monitoring heating usage, including overnight operation. Propane consumed because heating was left running is not eligible for a refund or credit.
When the remaining deposit balance reaches $50, heating access may be temporarily suspended until an additional deposit is received.
Heating needs vary depending on the season, outside temperatures, and guest preferences. During warmer months, heating may not be necessary.
Pets
Dogs are welcome with prior disclosure and payment of the applicable pet fee.
The pet fee is $125 for up to two dogs. Additional dogs require advance host approval. If approved, a third dog is subject to an additional $100 fee.
Dogs are not permitted in the swimming pool or spa. Please clean up after pets.
Guests & Occupancy
All overnight guests must be included on the reservation. Additional guests or visitors require prior host approval.
Unapproved guests or guests exceeding maximum occupancy may be subject to a $100 per-person charge, where permitted by VRBO policies.
Pool & Spa Safety
Children must be supervised by a responsible adult at all times around the pool and spa. No diving, running, excessive horseplay, or glass is permitted in or around the water.
Unusual contamination or misuse requiring additional cleaning or service may result in additional charges based on actual costs.
Garage & Parking
Guests have access to the two-car garage and dedicated boat/RV parking area.
A garage remote is provided and must be left at the property upon departure. Lost or unreturned remotes are subject to a $100 replacement and reprogramming charge.
Neighborhood & Quiet Hours
The Vista is located in a residential neighborhood. Quiet hours are 10:00 PM to 7:00 AM.
Parties, unauthorized events, and excessive noise are not permitted.
Early Check-In & Late Checkout
Early check-in and late checkout may be available upon request, subject to availability and an additional fee.

Exterior security cameras are visible and present for property protection and neighborhood compliance. Cameras are exterior-only.

Wonderful house at a great location. Quiet neighborhood, excellent views. Fenced backyard was enjoyed by my pup, as well as the humans. Sarah and Edward were very responsive throughout the entire process. I'd stay here again in a heartbeat.

We had a great stay at this property. The house and spacious backyard with a hot tub were amazing, and the sunsets were truly spectacular. The neighborhood was quiet, clean, and felt very safe. Sarah was very easy to communicate with and made the entire stay smooth and worry-free.
